State Specific Question About: MINNESOTA (MN)
A friend is selling his duplex and transferring existing leases along with damage deposits to the new owner. Is there an official document that needs to be given to his renters indicating this transfer or is it implied through the sale of the property? --174.30.xxx.xx |

Google about "ESTOPPEL" form and you'll have the answer. --67.236.xxx.xx |

Have your friend check his state laws. In Idaho, the seller is supposed to let the tenants know of the sale of the property and how to contact new owners. I do not believe that there is a mandated form. --98.145.xx.xxx |

of course I know nothing about what is legally required in Minnesota but I have never purchased an occupied property where I didn't have the current owner personally introduce me to the tenants prior to closing. After closing, I have a sort of welcome letter that I personally hand deliver.
I know many on here like to be hands off landlords ... I like to be personally involved.
Note my use of the term personally ... I also never have the communication issues I see on here all the time that those who don't meet or know their tenants and who text seem to have... perhaps just luck of the draw. --72.70.xxx.xxx |
