What do you use to get rid of marijuana smell in a carpet? I just had a tenant move out who broke the lease by smoking indoors (even though it is legal here!) and the residual smell is strong. Any successful remedies short of replacing the carpet? --69.131.xxx.xxx |

Haha Ray-N-Pa. I've used professional carpet cleaners, including Stanley Steamer before, but with smoke of any kind, the residual smell is difficult to remove. The pot smell is particularly strong. I am concerned that I will lose tenants because of the odor. It's also frustrating because it's legal to smoke it outdoors here. Edibles would not emit the smell. Ugh!

My best advise with oder is to remove the item in question (the carpet). The next best is clean and then hit it with Ozone. Search the net for ozone generator. You can also rent them locally. Not everyone has good results with it but I have although not with MJ. Don't forget the drapes either. Finally wash all surfaces as the smoke goes everywhere. Change the furnace filter and have the ducts cleaned as well. Clean, clean clean and then hit with ozone would be my recommendation. --73.34.xxx.xx |

Dani,
A quick search of the interwebs showed little productive advice. I DID find a tip to wash or replace miniblinds. The plastic tends to attract odors. Most sprays are just perfume so you are adding another odor on top of the bad odor.
I don't know how MJ residue relates to nicotine residue but OdorXit has a new product called MOMS for tobacco and fire smoke.
Please be certain to charge the resident!!
Everything odor starts with a good scrubbing.
A good pro steam extraction carpet cleaner, with a truck mount system, (Like Stanley but there are plenty more) can do wonders.
Call and ask if they have a MaryJane special!
I suspect CO cleaning companies have geared up for this.

Wipe test the walls but you need the movein set of photos to make it work in court, the seal/prime/refinish may be on you for not managing the beginning of the lease properly, carpet cleaning will run you to the poorhouse, was it professionally cleaned between tenants? Thank you to all who replied. To Vee (OH), I do run a tight ship on move-in, complete with photos and a very detailed condition checksheet. Carpet cleaning is ALWAYS done between tenants, and I keep receipts to prove that. In this case, the tenant managed to damage nearly every mini-blind, so those will not require cleaning. Wash all the walls or paint. Also, try putting the battery operated glade spray things in each room for a few days. Last turnover I did that had a smoker, was a gut job (hadn't been done since building was purchased) except for cleaning the kitchen cabinets, appliances, and tub. Everything else was painted including ceilings with new carpet and tile. I didn't have them paint 1 small utility closet and had to go back and paint that since the smell of cigarettes/pot was strong every time they opened the door. --73.253.xxx.xxx |

Dani--I would try any and all of the above, including just ripping out the carpet. If your next tenant is very sensitive to smells, they are going to smell that MJ in that carpet, I guarantee it.
Many LL and apartment complexes are making their units NON-SMOKING AND THAT INCLUDES MJ and they can and do enforce it. Don't let a tenant give you the "it's legal here now" B.S.---you are the LL and you can still enforce a no-smoking policy.
Hit this ex-tenant hard with all the charges you incur, including replacing the entire carpet---beef-up your lease and make them initial all paragraphs in the lease so that they can't claim that "they didn't know".
I do not know if MJ will leave as much residue on the walls as tobacco smoke, but it sure stinks like H##@@.

To Lori C, my lease IS a no-smoking lease...and I DO enforce it, however, to enforce it involves catching the person violating the lease - and giving them consequences as a result. I filed a Notice to Perform on her the first time she violated the lease. That citation also came with a $35 fine. The problem is that she became more sophisticated. With the habit now legal outdoors, she would claim that she was smoking it outdoors (which I cannot refuse) and the smell would accompany her indoors, getting on the furniture, etc. It is a fight that is difficult to win unless you actually see the person violating the lease. Compounding the issue is that many prospective tenants share the habit. I just wish they would all use the edibles...which do not leave residual offensive odors. I'm still awaiting carpet cleaners. I'll try to post again if we are able to get rid of this smell without replacing carpets. Thanks again to all who answered. --69.131.xxx.xxx |
