Do I have to provide tenants with access to electrical circuit breakers, located in my boiler room in a 6 unit apartment building. I have personal items in that room. --69.246.xxx.xxx

I have all my panels in a basement in my 6 unit. Only one tenant has access and doesn't go down anyway. There is no practical access for entry. Code may say yes. In my situation, too bad. --50.107.xxx.xxx

Yes every tenant must have 24/7/365 access to reset electrical failure per the NEC, what many owners do is relocate into the units - cost factor may force you to partition the basement but start the drywall up a few inches so air flow can minimize any mildew or gas burning appliances coming out short of combustion air. --76.188.xxx.xxx

I should clarify that my building is at least 150 years old. There is one 3'x3' man door crawl access to make your way into the basement. That's how I ninja access the basement in the middle of the night for emergencies.

There is a vacant store front that is used for storage. Once the lady moves her stuff out of the unit, I will be putting a hallway in down the side of the store to access the basement and converting the remainder of the store into a studio apartment. --50.107.xxx.xxx

I think you're supposed to give access... but in my 3-plex all the panels and hot water heaters are in the maintenance room and those doors are kept locked. If they need something reset they can call me...

By code you are suppose to allow access, but I lock all of my basements, so they have to call me whenever a breaker trips. The downside is alot of late night trips to reset breakers, or fuses, but if tenant owes rent and calls codes for anything they can't snoop around and find things to write up down there. --71.176.xxx.xx

It is very rare a circuit breaker trips unless the circuit is overloaded. Reset a circuit breaker without reducing the load will only trip the breaker again. Another option is to install wall mounted high efficiency gas boilers in each rental unit then there would be no need for a boiler room as each rental unit would have its own heating system then the tenant would control and pay for the heat. --74.220.xxx.xxx

Giving access to the boxes and furnace and water heaters to tenants here means access to vandalism, or friends steal the furnace, or mess with other residents boxes for fun.

I'd rather get a call than give access. I've had breakers blown when dumb residents plug eight things into one outlet and run a bunch at the same time. My place is almost 100 years old. It's not built for that. I explain not plugging too many things in at same time but some don't get it.

My lease says to use surge protection strips on electronics and high pulling items. I even usually provide a couple to each tenant as I've discovered many people around here don't have a clue what a surge protector is or too cheap to buy them.

It's worth the cost, even though most of them steal them. I take it out of deposit anyway if they do. But it does also cut down on blown breakers because the surge protector turns off all their crap and they get to unplug something or reset it.

I've had only one really dumb one keep blowing the breaker despite the surge protectors which she of course kept but didn't use.
