I don't know OK law, but I strongly suggest starting the required action THE DAY it's late. Every day that passes is lost rent that you will probably never see or recoup.

I start with a visit and calm talk about "You know you're behind. We can solve this together without paying attorneys, or leave it to a total stranger dressed in a black robe sitting behind a big desk. The judge can order you out that day."
