State Specific Question About: MINNESOTA (MN)

I have a rental in the city of Minneapolis. A new renter is inquiring about the adoption of a 'restricted' breed (My insurance will not cover). I've already asked for the pet deposit to cover damage to the unit if they wanted to adopt (any other) dog. I'm wondering if the renter got a large umbrella policy that covered his liability, would I be protected? --216.99.xx.xx

Yes, it started out as a no pets but the other couple had a poodle mix < 10 lbs so being dog owners ourselves, we said 'ok' after a substantial deposit.

I don't want to have the liability of a restricted breed but I want to understand what options are available. As it stands, I doubt he would want to pay the extra $ an insurance rider would cost.

I agree, we will say no restricted breeds.

No Pets. I don't care how "wonderful" your dog is. Dogs and cats WILL cause damage every time, regardless of how well you take care of them. I have a no pets policy on all new tenants. If you are existing tenant with a great track record I may approve a pet (NO PIT BULLS). If I approve a pet there is a $500 non refundable pet deposit and a $50 per month pet rent. By adding those 2 things to a pet addendum on your lease... you will find out just how bad someone really really wants to have a pet. :D

A deposit is refundable by definition - label it a non-refundable pet FEE instead. You give them an inch and they take a yard. You cannot leave it up to a tenant what kind of pet he chooses. Suzanne...Momma can't look up from her cell phone these days to see what her child is doing. There was an op-ed piece in the paper today by a physician, who was lamenting the fact that a young child asked SIRI about his condition because Dad, who was with him, couldn't get off his stupid phone.
