State Specific Question About: ILLINOIS (IL)

What type of flooring are you guys using in bedrooms in IL? Looking at rental ads, I see a lot of them have carpet in the bedrooms (for comfort during those cold Chicago winters?)

I know a lot of people on the forums recommend allure, but is this recommended for the bedrooms? If not what are you guys using in your bedrooms and stairs?

For ground floor, at least, I am using Allure and recommending that residents pick up an area rug at their favorite place. I'm not sure yet about 2nd floor. I have one place with one bedroom upstairs, and I'm trying to decide what to do about the place. The main level is getting Allure when the current batch of students moves out. --216.229.xx.xxx

Carpet. They will never buy area rugs and whoever is downstairs will suffer in a duplex. Carpet saves a lot of aggravation. Get olefin by any other company than Shaw which can stink on it's own after steam cleaning and little use. Mohawk has no smell at all. --69.141.xxx.xxx

Firsttimer, Welcome!

-We put hardwood or Allure in bedrooms and people LOVE it.

Carpet is a high maintenance and high cost item. Just watch here how many posts are about carpet problems.

-Area rugs are IN right now so we have people putting rugs on top of our existing carpet.

-wall to wall carpet is OUT of style with young renters.

-your home wil be less epensive to turnover and will look better longer. Carpet looks great the day you lay it than worse every year after.

-I've NEVER had someone complain about cold feet in a hard floor bedroom - we get similar weather her in Indiana.

-we get calls every week asking "Do have any house without carpet - my kids have allegies, asthma, etc.

-if the upstairs living area is part of the same apt, foot noise is not problem. --67.175.xx.xxx

An old timer told me that if you are selling the house use wall to wall carpet. Looks good and appeals to lots of people and is relatively cheap.

But if you are keeping the property, like as a rental then use hardwood floors which are much more durable, last longer and are able to take abuse better. If a tenant is hard on carpet they can ruin it in a year. --72.72.xxx.xxx

Hey guys,

thank you for the advice, I forgot to mention this is a townhome so upstairs noise is not a concern. I was definitely thinking about doing allure + area rug, but I was wondering who is providing the rug? I don't want to provide a rug and then someone slips on it and sues me.

Also -- Brad/David what are you using on the stairs? Carpet? I couldn't imagine allure on the stairs...

And do people really not mind having hardwood/allure in the bedrooms? I definitely don't like it because it doesn't feel comfortable, but if that's what people like ... (IN and PA have similar weather to Chicago so I'm taking your word for it :) ) --108.197.xxx.xx

I use hardwood or carpet for stairs and bedrooms. My point is that carpet is easily damaged, and can look old quickly. Spills especially food and drinks easily stain carpet and many tenants vacuum either infrequently or not at all. --72.72.xxx.xxx

Firstie,

David, my new friend from a seminar, stated it well.

(you meet the greatest people at SEMINARS and CONVENTIONS!!)

One of my aims is to not pay the carpet shampoo guy to make a trip to the house.

If I want to charge the res for carpet shampoo at move OUT, I must PROVE it was cleaned at move IN.

If I carpet the stairs, shampoo man has to come each turnover -$50 minimum, just to do the stairs.

We use hardwood, laminate, or Allure. My MrLL picture page (which is under construction)shows a recent project. Basically we edge each step with metal corner bead/bullnose. The silver on cherry wood looks VERY nice!

It adds traction and is easy to replace if damaged.

Area rugs: not me. Momma just signed your lease and is looking forward to picking her OWN rugs at WalMart or Target for her new home! --67.175.xx.xxx

Although my properties are located in NW OH, we have similar climates.

We specialize in historic properties. Our newest property was built in the 1920's our oldest was built in he mid 19th century.

Whenever possible we refinish our hardwood floors. If they are stained we design a FAUX parquet design and superimpose in on the floor with custom stains that we make. We then poly them. This turns lemons into lemon aid We find this to be cost effective. Most prospects love it. It is easy to clean and repair.
