State Specific Question About: TENNESSEE (TN)
We rented our home in Tennessee. The tenants signed a 24 month lease. After four months, they abandonded the property - giving us no notice. We didn't receive the 5th months rent and we unable to contact the tenants. We live in another state, so we had a family member go to the home and it was empty. The grass was overgrown, so I called the electric company to see when utilities had been turned off and it was turned off by the tenants 3 weeks prior. How do I get this on their credit report? --152.133.x.x |

I'd say first priority is getting it cleaned up and rerented. If you're unable to do this yourself because you're out of the area, contact a PM or real estate company and see if they will fill the vacancy for a fee.

I'm not an expert, but I don't think you can do anything to their credit report unless you file a lawsuit for breaking the lease and get a judgement against them. Only then would it show on their credit report as a judgement.

Get a court judgement, that will get picked up by the credit bureaus. I think you can also get it on their report by turning the debt over to a collection agency, but I'm not exactly sure how that works. --71.194.xxx.xxx |

The electric company will report the eventually and if you get a judgment against them that will automatically be reported . you can contact WWW.Experian.com and report them yourself but it'll cost you and I'm pretty certain you have to have supporting documentation IE: Judgment. I wouldn't worry too much about it. I'd turn my attention toward getting the place cleaned up and re-rented. I'd venture to say you're not the only one they stiffed and you can bet it'll get to their report , like they even care .

This is one of the pitfalls of distance, no personal inspection makes it easy - even when they pay in advance things can go wrong, hopefully not much damages to fix for re-renting.

If you sue in Small Claims Court and win a judgment, the debt collection agencies will pick up on it.
I have no idea why Reid thinks the utility will report them -- you said nothing about them owing money to the utility.
I would consider filing an eviction against them. Otherwise, what is to keep them from showing up next month and claiming "we never abandoned the place, we were just on vacation. How dare you dispossess us??" To me, the cost of the eviction (I am local and do my own work) is minimal compared to the risk of a claim that tenants never abandoned. Also, the eviction is a good way to get this on their credit report and cause them future problems -- an eviction stands out more than some small claims judgment that is not flagged as housing related!
