What would be reasonable for me to charge to replace the

garage door remote that the tenants lost ? I would

I think garage remotes run around $30-$50. You can get the basic ones - lift master & Genie at Lowes. Sears has lots of them too. Go online and see if you can at least get a firm price.

If the tenants are still there then have the garage remote mailed to them and tell them to program it. Programming is not a difficult task.

I am assuming they moved out and left you without a remote. So I would charge $60 for the remote and $150 for the installation/programming. I would think that a Handyman at $75-90 an hour would have to spend at least 1.5 hours doing this job. First he has to drive to your house and see what remote is needed. Then he has to drive to Lowes (Sears) pick up the remote then drive back to your house. Get on a ladder and push the button to program the remote. Depending on where you live the handyman is going to charge you about l.5 hours work.

If you can have the remote mailed directly to your home or handyman's office then you can cut back some time and money. If your handyman is cheap then base the fee on 1.5 hours of his time. Also how far is Lowes from your house?

I charge my tenants for the cost of a new remote and nothing else - about $40-50. But I install it myself. --99.82.xxx.xxx

I disagree with Mike45. It isn't your fault they lost it. Even if you were in town who's to say YOU were going to do the work. If you had a mgmt company they'd charge you to send "Joe" out to buy a new remote and program it.

If the tenants were responsible enough or not lazy they could have gone out and bought and programmed a new one. --99.82.xxx.xxx
