State Specific Question About: DISTRICT OF COLUMBIA (DC)

My tenants 3 women, have had long-term guest (2 guys) for the summer. They have turned the dining room into a bedroom and took the porch and made it a bedroom. Of course, there excuse is that the beds are deflatable and they are just there temporarily. In addition, the tenants allowed the water to continue running in one of the bathrooms, and there has been an increase in water usage for the past 4 months---$400 per month, which I am paying for. Because the payments were being automatically deducted from my account (NEVER SIGN UP FOR THIS) I failed to keep track and did not recognize the increase that started in April until September. It was obviously running,non-stop, and you could actually hear it drip. What can I do? --65.122.xxx.xx

The presence of the guys would be a violation of one or more of the terms of my lease - check their lease - there should be a provision that only named individuals are allowed to live there - and that visits +3 days are considered "living" there.

The problem isn't the extra people, the problem is the water leak. Yes, the tenants ought to have reported that, and, yes, you can charge the tenants for the overage, but you should have noticed earlier as well.

In our contract, guests are limited to a week stay. We have entire townhouse rent by a family/party and they responsible for all utilities. We take care all the taxes. --72.83.xx.xx

since it appears that you are well off enough to not notice such an increase in your water bill then I strongly suggest that you go and see a landlord attorney and bring your lease with you. they will let you know what you can doin your area and how to do it. Basically you will need to send them a "cure or quit notice" for the extra tenants [who have VERY POSSIBLY by now established a bona fide tenancy] and either the "guests" get out or you evict the lot of them. It's bad but water under the bridge. Get it sorted NOW. Make them get utilities in their name and get rid of the guests or the tenants! Are they on a lease?

Is this a SFH or a multi? I cannot use individual meters on my multies but it's a small town. $ 400 a month is outrageous but it also highlights the "tenant mentality". Grrrr --110.77.xxx.x

Hi, I am far from being that well off that I did not notice the increase. Of course I have money in the bank and they automatically deducted it. Crisis circumstances led to the lack of paying attention to it. The extra tenants have been there for more than 3 months. --68.50.xxx.xxx
