State Specific Question About: DISTRICT OF COLUMBIA (DC)
My tenants 3 women, have had long-term guest (2 guys) for the summer. They have turned the dining room into a bedroom and took the porch and made it a bedroom. Of course, there excuse is that the beds are deflatable and they are just there temporarily. In addition, the tenants allowed the water to continue running in one of the bathrooms, and there has been an increase in water usage for the past 4 months---$400 per month, which I am paying for. Because the payments were being automatically deducted from my account (NEVER SIGN UP FOR THIS) I failed to keep track and did not recognize the increase that started in April until September. It was obviously running,non-stop, and you could actually hear it drip. What can I do? --65.122.xxx.xx |

First, if you could hear it drip, fix the drip today.
Then install low flow shower head, etc.
Work to get utils out of your name. This $400 could have gone to new plumbing to re-meter, etc. A few more like this and you could replumb the house!
Before you get too excited, you might have a leak, even underground.
OR the water co may have miss read the meter. Ask for a new reading. In winter, ours are covered with snow so they estimate and sometimes we get a surprise bill in the Spring!
Then bill the tenants for the extra usage.
Add this to your policy statement. "resident will pay for extra util usage over $___ for water..." --50.129.xxx.xxx |

Too quick....
Check the toilet flapper. That $5 part can run up $200 a month in water. --50.129.xxx.xxx |
