State Specific Question About: COLORADO (CO)

Hello. I have a tenants, that is a good one, and she now is paying month to month, which is fine. My issue is that due to unfortunate circumstances I am going to need to move into the place she is living. Is there a legal form/letter that I should use to present to her? I'm not actually "evicting" her, like I said it's unfortunate circumstances. She did tell me a couple months ago that she was looking to buy something, that's why after the years lease was up I agreed to do the month to month for her.

Any standard 30 day notice to terminate lease will work. You dont have to do this face to face if you feel uncomfortable, you can ck the box, left at premises, sign it, date it and voilla, you are done. Of course you want to note, tenant name, address, lease termination date, etc

But if she's been a good tenant, you might call her & let her know the situation. A letter without a heads up can come across as harsh. Let her know that you appreciate her, and if you can give her 60 days, do it, because you have to move into the place she's vacating. Handle this well, and it will be move-in ready. Tick her off, and well, you may not want to move in right away. --71.34.xx.xx
