Is it ok to visit the place where the tenant currently lives to check out how they care for the property they are living at? How do you present the possiblity of checking them out in this way?

If I have a suspect I hop in the car and say get in.....we are going to your place, neat and same number of beds as claimed is a huge plus.....no phone calls to alert the home front.

I do routine semi-annual maintenenance inspections at all the rentals I manage, spring and fall to coincide with visits from the owner/investor. I inform at lease signing, to new tenants about this. Then I send a letter several days in advance to all tenants that we will be inspecting during a 2-3 specific day time frame during 10 AM-4 PM time frame.
Outside of that, If I suspect problem issues, I give a typical rule of thumb for most states, a 24 hour notice to enter and check.
Spring and fall is a good practice to check the smoke alarm batteries also...and while there to check for toilet flappers and other plumbing possible problems...

If tenant isn't there at the time of your drive and drop in. Neighbors are often very willing to yak it up and Oooo the things you will learn. Be aware that some will talk your ear off. I had one follow me to my truck still talking after an hour. Yeeesh.
Oh and I rented to this applicant. She has been a great solid tenant so far. It's been a year now.
