i had 1 like that recently.i had to keep sending 14 day notices at my expense.i told tenny in writing "if i have to keep sending these notices for late pay your rent is going up 25 monthly to cover my costs.thanks for your help in this matter."seems to have done the trick --173.14.xxx.xxx

here's what I used this month - I inherited these tenants & have know taught them - I'm not a game player. 08-11 got rent + late fee all in cash ~ which I didn't ask for but works too I did write a reciept.

Late Rent Notice

Date - August 5th 2010

Tenant's Name: xxxxxxx

Address of Rental Unit: xxxxxxxxxx

This notice is to inform you that we have not received your rent payment of $ _______ which was due on August 1st 2010. This rent payment owed is for time period of 08-01-2010 to 08-31-2010.

According to the terms of our rental agreement, you are also required to pay a late rent charge of $ ________. The total amount due is $ __________.

Please have the total amount due in full on or before _______ to be collected in person . If you are unable to be home please have an envelope taped to inside front entrance door.

In the past a courtesy was extended to you as there was an understanding of your employment situation. However, going forward the monthly rent must be received on the first of each month. If for any reason you are unable to adhere to the terms of your current lease please advise.

There are two ways of looking at this. You can get peeved by the late payments.

Or you can appreciate the late fees.

For years and years my personal house payment was made by late fees. And I appreciated that.

But yes it was also annoying that more work and effort and worry went into late payers.

I agree with John, but also, some tenants build late paying into their monthly budget. My MH people were getting this way.

I don't mind the late pay as long as they pay before the 5 day expires, IOW, before the 10th. No more of this half the first part of the month and half the second part of the month. Keeping a roof over their heads needs to be their priority. If they prove it's not, then they need to go be someone else's problem. --99.35.xxx.xxx
