If the Tenant signed up for the lease and the pet fees, later, Can Tenant come back and say, I have no longer have pet and will not pay the pet fees.

Fees are for having a pet, right? If they don't have a pet why would you charge a pet fee ? So if they don't have a pet I would expect that they might balk at paying a Pet fee. --70.244.xx.xxx

The pet nonrefundable fee I charge is for the privilege of having a pet in my rental property. If the pet is there one day, the fee is retained.

I charge $10 extra per month for a pet, as well. That does not change during the term of the lease. If at the end of the lease term, they no longer have a pet, then I will take that into account when determining the new rent amount. However, it's never happened that way -they ALWAYS want another pet. --76.224.xxx.xxx

Ours in a $150 Non-Refundable Pet Registration Fee (not a deposit). The pet is listed by name on the lease.

Pet rent is $35/month. $50 for 2 pets.

We do knock off the monthly rent if the pet leaves/dies, but rarely happens, and only after a visit to the home.

Replacements usually appear quickly.

Even IF they no longer have the pet--and IF they do not get another pet--you NEVER return the pet deposet untill the lease is up and the tenant LEAVES. Like the Sec Dep, USE of the pet deposit is after the tenant leaves. That is when the carpets get steam claened and the unit is de-flea'd. That is when you can check for chewed areas,address any stink, sand/paint scratches, etc. --137.242.x.xx
