In AL, the answer is NO. AC is considered a luxury item. I can't imagine KY being any different but I could be wrong.

Plus, AC window units at Walmart can be bought new for $125.00. Anyone who can pay a power bill should be able to buy a AC window unit. --76.18.xxx.xxx

Have you looked at the top of this page under LL/ Tenant Law ? I would seriously doubbt that it's a state law that all rentals in Kentucky must have AC . I've been to parts of Kentucky that didn't even have indoor plumbing . --70.130.xx.xx

Was the house rented with AC then most likely you will need to fix it. If it was rented without then I doubt a tenant could make you install it. In my area you can not find a tenant without AC. --198.119.xxx.xxx

I have rental houses in KY without AC. I think if the house had AC when they signed the lease you would have to keep an a functional AC unit in the house. If not it isn't a requirement. --166.137.xx.xx

If it is spelled out in the lease - tenant pay to fix then you are not the one to fix, however get an estimate now to deduct from deposit if you have it spelled this way in the lease.

Common A/C failures are lost gas from ruptured lines, my dad hit one last year with the lawn tractor - it was funny for a minute till reality set in, I am the fix-it guy. Look for the outdoor fan to spin freely, test the fuses if you have them, cycle the breaker - lightning can make it go off, the house fan speed will be double or triple in A/C mode - clean filter is a must, the large line showing frost is normal - test the charge if you are equipped with the test set and understand your system. --76.241.xxx.x
