State Specific Question About: ALABAMA (AL)

the city of gadsden al has made a rental house ordinance and now has passed that the homeowner test that alloys you to do plumbing even if you passed and were doing your on plumbing now you can not ,,,you have to hire a plumber

is there no one who has fought the city to get them out of rental property ,can you force them to stay out of rental property ,,can you fight the city to leave rental property alone and beat the ordinace --69.244.xx.xxx

Sadly, once the ordinance is passed, you and other LL's will have a hard fight to repeal...

I've been an active member before with my local LL association to prevent the passing of these type ordanices before they get enacted, along with the support of many other members of my association.

You are now in a day late, a dollar short...your only hope is to organize other LLs to get this repealed..good luck on that... --173.59.xxx.xx

Don't get a permit, and work after 4:00, the inspectors work during the day only. Week ends are also a good time, these guys are like union workers.

Wait till the cops start pulling you over for 1 mile over the speed limit...

As your property values decline their paycheck increase...

We have rental inspections as well between tenants, but that certainly hasn't stopped me from doing work without permits over the last decade. The city doesn't know the exact state of each apartment unit and cannot keep track of this, so as long as work is up to code you've got no problems. I thought I was the only LL from Gadsden,AL on this forum. Now I have company.

I am well aware of the City's Rental House Inspection program. The inspector and I are on a first name basis since he has inpsected all of my houses numerous times. It is a PITA to have to pay that $50.00 inspection fee each year for Alan to make a 5 minute visit to your property.

Personally, I prefer to hire professional plumbers to do my plumbing since I always pass inspection on the 1st visit. However, if you want to get around the city's inspection program all you have to do is keep the water service in your name.

well roy i always pass the first time too , but the thing is $50 dollar inspection fee per house per year , now i can't do the work with a permit after passing the cities test to do plumbing , its great if you can pay to have all your repairs done but i work for my money and i don't understand why no one will fight the city the rental ordinance ,no one fought now money is gone , taken the right away from the homeowner gone and again no one fought it why can no one understand every right the city has is a right lost!!!!!! i don't want to sound angry but it sounds as if you don't mind the inspection fee , that is profit lost and for what so they can grow bigger and stronger and we pay them to tell us how to live ! not one thing has came good out of this and will not a guy that cuts grass for the city one day the next says weather or not a house is livable --69.244.xx.xxx

roy i read this again and i see you are full of yourself

a $50 fee as you call it well i have a property llc 3 to be exact and $50 x 87 is indeed a large number in an area i call home and is a low rent area and it is not a needed fee and several others like me did not even have a clue that this was going to be up for vote to loose the right as a homeowner to do plumbing work on your house , after taking a test to be qualified to do it a test a test a test not just doing it if you did not know how --69.244.xx.xxx

Some of the LL in my area are doing a contract sell and collect the payments, with a balloon note, to beat the tax man and a few regulations.

They even file for a mortgage and a homestead exemption. --67.163.xx.xx
