Looking at some rental SFH purchasing opportunities in my area - there is a large home for sale and the realtor's description says: "CONSERVATOR'S DEED; NOT A SHORT SALE"...

Myself, I would attempt talks with them, if they didn't act in a timely fashion then I would hire the legal gun. I bought a piece of land off a Trustee, was a court appointed lawyer for a BK, they wouldn't answer any calls or mail, I ended using an attorney to get thing moving & done.
Sec. 47-36o. Force and effect of "Conservator's Deed" form. A deed following the form entitled "Conservator's Deed", when duly executed, has the force and effect of conveying to the grantee the fee simple title of an incapable person or such conservator upon an order of a court of probate authorizing and directing the conservator to sell at private sale the real estate owned by the incapable person, with covenants that (1) the conservator has full power and authority as such conservator to sell and convey the same to the grantee and (2) he and his successors shall warrant and defend the granted premises against all claims and demands of any person or persons claiming by or under such conservator.

Conservator simply is someone acting for a minor or incapcitated person. In some cases, a public official. No big deal so long as you can get title insurance.
