State Specific Question About: TENNESSEE (TN)
I just performed the first inspection of our apartments and found trash on the ground; one resident had put several holes in the walls and the towel & toilet papers holders had been pulled off the wall. Few residents had changed their a/c filters (even though we provide them). Does anyone have a "diplomatic" letter that will let these residents know that they will have to pay for these items if not corrected asap? We have the Mr. LL repair price list. The damages...send a notice that you will be making repairs and will be billing them for that repair work due to their negligence...get on that right away...
Filters...since they do not change on a regular basis...inform them that you will be entering on a certain day of every month to inspect and replace the filters yourself, which also gives you reason to enter and inspect more frequently...
In your correspondance with them on these matters, do a Dragnet Joe Friday appoach...simply write the facts, the ways and means that you will take to fix and repair...bills will follow, and any payments will first be applied to the bills, and remainder toward rent... --173.59.xxx.xxx |

letters don't work. Fines WORK. add that to your lease. A $25 charge to comply makes them act. Form letters go into the trash.
change your filters your self. when summer comes, you will hate having to pay the hvac man hundreds because they didn't care for your property.
also holes in the wall, just get the camera and fix it, trash is there right. From now on look in the cars of your prospective tenants. IF THE CAR is Filthy, your home will be as well. --99.39.xxx.xxx |
