State Specific Question About: NEW HAMPSHIRE (NH) I have an appartment with a room that has no windows which we have advertised as an extra room not bed room. If someone uses that room as a bed room is the land lord liable if something should happen, say a fire and get trapped? If the tenant signed a letter saying they are aware that this room does not meet the life safety code as a bed room will that mitigate any liability for the land lord. My gut tells me use room as designed (not a bed room but not sure how to enforce this)

There is no way to enforce it.

If anything happens, you will be sued no matter what.

Depending on the rooms' location, put shelves up and call it a walk-in pantry, or a storage room.

If it has a standard door, replace it and put a louver or folding door up instead.

The national fire code that shows the window opening 24x24 size is dated around korean wartime, this is not a sleeping room it is a closet that you will probably remove some walls to make larger bedroom or walk-in closet for a bedroom. --66.72.xxx.xxx

I had several such room's known as a "large closet". Tenants used it as a second bedroom. To resolve the issue I openned up the top of a wall that connects to another room (not a bedroom but a living or dinning room). --98.119.xxx.xx
