State Specific Question About: NEVADA (NV)

I am a new Property Manager and have been told by the owner of the complex that I can give a 30-day notice to move out for any reason or NO reason at all. I don't find this information in the statutes. It appears that I must have cause. Can someone shed some light on this for me, please! Thank you! --24.205.xxx.x

There are not a lot of NV landlords here besides Lori so study your local/state laws carefully and examine the books so you know which tenants you want to keep and which have been historically the late payers, you did get estoppal for security and rent amounts as part of the sale, right? --65.43.xxx.xxx

Apparently you can, google: "No Cause Termination Notice to Vacate NRS40.251(1) or "What is No Cause Termination Notice to Vacate". Also check with your county statues.

i would not want my mgr tossing someone for no reason.maybe the mgr wont tell the reason as in many month to month agreements here.u better ck state law if u are a property mgr.get a copy for yourself.ive found mine very useful. --208.58.x.xx

It sounds like your PM is talking about putting the tenants on a Month to Month Rental Agreement rather than a regular Lease. If so, on a M2M you can give a tenant a 30 day notice, and you don't HAVE to give a reason--just say I wand possession back. M2M agreements are LL-friendly.

Maybe because it is winter and a 12 mo lease would leave you looking for a tenant in the winter again. A M2M can take you thru to spring, and if the tenant pays on time and follows the rules you can always put them on a lease later. The tenant pool in the winter is smaller and at a lower quality level, so a M2M agreement can help you get easily rid of a non-payer or a trouble maker without going to court. Lots of good reasons to use a M2M agreement. You shd check it out. --140.140.xx.x
