They have to violate a term on your lease to evict them. Which term are they violating? You also need proof of the violation since the lease will need to be dissolved in court unless both parties agree to terminate the lease (Happy Clause). --209.68.xxx.xxx

You need proof to evict. Drugs are difficult to prove, unless you do an inspection and they have their stash in plain sight and you have the police there with you - that's not likely.

I had one drug dealer, real nice clean-cut young man (mid 20's) and his mother (mid 50's),both worked. Other tenants complained constantly about them (selling drugs). I talked to police, they were aware of him, but couldn't catch him doing illegal. He was accepting money at his apt., but deliver was at a different location.

Took about 3 months but I finally evicted him on parking violations. Had proof from our courtesy patrol, maintenance and myself for writing him and his visitors up (with and some pictures) for illegally parking.

He went to court to fight it. Judge gave him 3 days to get out.

Find some legal condition of lease he is violating. Have your proof/documenation.

I've had my share of drug dealing tenants (some known to the drugs squad). What makes you think that?

Traffic - in and out or in CA, the dealing is on the street, outside the house? Always very quick "visits"?

not worth trying to prove this and evict for casual drug dealing. Wait until the lease is up and then terminate tenancy, then evict if they don't move. Prior to that , find ways to evict for lease violations as stated above. Make sure you are enforcing rent due dates and late fees. Don't harass them, but make things a little more difficult for them.

A cheap security camera to monitor "your" front yard might solve this. --98.247.xx.xxx
