Charge the tenant, as well as tell them this is a one time warning to pay the water next time or ELSE...continued failure to pay will result in legal actions taken by the LL, up to and including evition, which is in all probablity goona be necessary soon anyways if they can't afford to pay the water bill. --74.110.xx.xx |

landlord should pay public utilities in states where they are held accountable. if the city is sending you the bill, you need to pay it immediately or it is going to damage YOUR credit score.
seems to me from your post that the water company has a "contract" with the owner of the property, not the tenant, and will act accordingly.

I think you mis-read the OP Bryan.
"client has not paid his water bill" which tells me that the tenant has the water bill in tenant name, yet has not paid, ergo, the bill resorts to the LL to pay.
I do agree with Bryan in that the LL needs to pay the bill this time to keep in good credit and water company standing... then take immediate billing and corrective action to collect the water bill cost from the tenant.

What others have said is the best approach. I have had all kinds of experiences with this all not good. There are tenants that will push you to the edge of the clif and still not pay. I've had to pay then start eviction. One tenant finally paid, the other didn't show in court and she's still in hidding. I tried a different approach and let the water compay turn off the water...big mistake! She lived there for two weeks no water....I'll leave this to your imagination. Then in revenge she stole my refrigerator and stove and left the place unbearable. --76.226.xx.xx |
