do you really want to make a beef over two stinking days?
focus on the important stuff: possession? condition? unpaid rent or obligations prior to this?

this is how we handle it.
if lease ends the noon of last day of the month and the tenant stays to the 2nd we charge "hold over rent" as defined in the lease. that is 2X's the daily rate. The reason we do that is because there is no judge out there will allow you to get the month.
We use to pre lease property's in the good old days-- rented before they were empty. never had a problem with tenants leaving when they said-- and leaving the place servicable. would only take half a day to turn. --74.184.xxx.xx

im in a similar situation .im just going to let it slide for several days if necessary.they were there 10 years and have serious health problems. --208.58.x.xx
