State Specific Question About: WISCONSIN (WI)

Regarding moveouts, evicted or just moved, leaving all or some of their belongings:

Instead of a bonded mover, packing and taking out everything - can I just change the locks and leave it all in the house for the 30 days, giving the tenant the proper 30 day notice to get their stuff????

Far cheaper in the long run - first and only time I used a bonded mover it cost me $4700 which to this day, 3 years later, I have not been able to get from the tenant.

You should wait for CAT to give some info here, this idea sounds plausable if photos were taken of everything and you had a sheriff to keep peace when they do take it ->all<- away, CAT will know if you can also collect storage for your unit that is being prepared in the meantime for a new open house and renting again.

i have left their stuff in the apt. it's cheaper than rented a storage unit and paying people to move their junk. send a letter to their address and give them 30 days to get their stuff out. after 30 days you will dispose of it anywhay you want .

info for next time : Abandonment clause- If tenants leave premises unocupied for 5 consecutive days while rent is due and unpaid without notifying landlord in writing , this shall be deemed an abandonment of premises and tenants hereby authorize Landlord to take posssesion of premises and property. Tenants agree that landlord may without liability , enter premisesd and property take posession, dispose of any tenants property and re-rent premises without recourse by tenant."

Reid, nice provision, but I don't think it would be allowed in Nevada.

I am required to give the tenant 30 days to remove their stuff, after which I can give the tenant a 14 notice of my intent to dispose of the abandoned property. So it is a minimum of 45 days. (Not 44. I cannot give the 14 day notice until day 31, so 14 days later is day 45.)

The last eviction I had, in which the Sheriff had to remove the tenants, I left everything intact for the 45 days. Too expensive to pay for the junk to be packed up and stored. Cheaper to leave the place for 6 weeks before I began the rehab work.

I suppose it might have been possible to have painted while the stuff was there, but I just left the whole place locked up for the 45 day period. Lost rent was better than much higher out-of-pocket expenses that I could never recoup.
