If your lease is silent about repairs, then perhaps none; however, if you advertised a place with air conditioning and it ceases to funtion, the tenant has a reasonable expectation that it be maintained. That amenity helps places on the Front Range of Colorado rent more quickly, at a higher rate, and keep property values high. I would believe it to be in your best interest to repair it. --209.181.xx.xx

If Tenats action or inaction contributed to the AC's demise it might be a shared expense. At any rate there is nothing that will get someone to become irate like sweltering in hot house in August. especially if they are paying a lot of rent for a top of the line house . If you just can't afford a new CA unit at least show good faith by getting at portable AC If you can't use or don't like a window AC. It will be fall soon and then you can take your time getting the central unit fixed or replaced. --70.250.xxx.xxx

we dont give central air.if they make a point of air at move in we get a window one for 100 bucks.when it dies in 15 or 20 years we might buy another for 100. --208.58.x.xx
