State Specific Question About: DISTRICT OF COLUMBIA (DC)

What notice do I send tenant to change the rental due date to the fifth of the month and not the tenth. Rent has always has been and is due on the 1st, but tenant was given until the 10th before late charges occur. However, this is no longer feasible because tenant never pays before the 10th of each month. How do I change this practice? What type of letter and notice should be sent to tenant? --67.101.xx.xxx

The answer depends on the nature of the tenancy. Is it an annual lease or M2M?

The "notice" can be a letter notifying them of a new lease agreement effective when the old one expires but I'd also bump the rent the max allowed there to encourage them to leave on their own. A persistent late payer is a good tenant to replace.

Why should be pay early? There is no penalty to paying before the 10th. You are SOL on a fixed term lease. If m2m, serve notice that terms are changing with rent being due on the first and late fees starting as soon as legally permissible. --192.234.xxx.xxx
