Follow state and local laws, most places ask the rent paid after the 5th to include a penalty and increasing amounts as the days add up so do the late fees, mine is 50bux after the 4th and 10bux a day after that, when the rent is paid the late fees are taken off the top and I send out a next month rent bill for the tenant to understand the rent was paid short based on the fees. --76.241.xxx.xxx |

i would start eviction on 5th if allowed by my state.late charges or no late charges.try to get a copy of the state laws relating to landlord tenant.ive found that very useful.ask around.hopefully there is a book on it. --208.58.x.xx |

I have our lease state that the rent is due on the 1st, the 2nd the rent is late and a $25.00
fee for it. If the rent is not paid by the 5th, I start the eviction process. --68.12.xxx.xxx |

WV does not have a law addressing this. If your rent is due on the 1st you can charge a late charge on the 2nd. --69.88.xx.xx |

Thanks John!! That's what I needed to know. I have a renter that has never paid on the first of the month. They seem to hold their rent until 10pm the night of the 5th!! thank you so much!!
