Get the terminology correct from the beginning. There is no such thing as a 'pet DEPOSIT.' It is a non-refundible pet FEE! Deposits--by their very nature--are monies that need to be RETURNED. You will charge a pet FEE that will cover your RISK for allowing the tenant's pet. That fee will allow you to de-flea, have the carpets professionally cleaned, etc. Even IF the tenants leave the unit clean when moving--you keep the pet FEE. You write it up as non-refundible. PERIOD. Pet owners are used to this, and expect it as a part of having the pet as part of their family.
I allow both dogs and cats in all my rentals. I interview the pet as well as the applicant. I charge a one-time, non-refundible pet FEE of $300 at move-in. The pet must seem to be comfortable with its family and vise versa. The family must view it as a family member. It must be able to accept strangers when its owners tell it so. Any growling/barking/lunging etc, AFTER the owners have spoken too it, is unacceptable. It must be pleasant and submissive. What if the person applying has 5 dogs that each weigh 3-5 lbs? Pass?
5 dogsX 5 lbs= 25 lbs...
I say pass, but I know people who love those little Mexican dogs, and like to have an army of them flitting about, acting like "big" dogs and yipping up a storm.
