What good resources do you guys use to screen tenants. Obviously mine are not working. What do you really look for. Also, How to you go about doing a month to month rental process. Do You renew the lease each month? What? --70.182.x.xxx

credit checks above has a good rep.get set up before u need it.i use my realtors credit reporting agency.we reject if placed for collection or evicted or slow 60 etc.they need 3x rent in earnings.good idea to talk with their present LL.verify its the real LL by calling the property tax people where they claim to have lived.ask for owners name and get his number from tel info.about 10% of landlord refs are phony it is said. --208.58.x.xx

For month to month rental my understanding, or suggestion, would be that it is probably best to use a month-to-month rental contract where the tenant is required to give notice of at least 30 days, or one rental period, (by certified letter)in order to vacate the apt. --71.161.xxx.xx

I use the county courthouse of the last three landlords, some cities have them also, do some searching. Than call the utility company in the last 2 rentals to find the name of the bill at that address, go back to the courthouse process all over again - remember ladies can and will use maiden name to do things if the married name has bad marks. I always call the boss and ask if the tenant requested leave of absence would you bring them back at xxx bux a month salary? --76.241.xxx.x

The tenant screening is the portal to happy renting and probably few of us will have excelled. The disposition, pleasantness, agreeableness will reflect how well they care for the prop. except for cleanliness which nothing can fortell. Don't rent to the disagreeable and do rent to established mature spirits. Pets are a pain. I rent 2+ acres with my house so there's room for pens for dogs and who can keep an eye on renters 24/7? Don't do anything second party; apply, interview, anything! Deal only with the rental candidate. The worst problems I have is when tenants pick up on how unconventional I am. --4.153.xxx.xxx
