Oh...were you talking about collecting past due unpaid rent from the former tenant who did not pay?
To do that...you will have to serve them in small claims court for monies owed..if you can find their new address to serve the small claims notice to appear...

Don't know about AR, but I claim it in court as financial damage due to the tenant's neglect.
Legal Basis: his fault the house is empty and the lease covered this time.
We also justify some of the time as necessary for repairs due to tenant negligence.
