A pay or quit notice. Rent is not paid until the check is redeemed. Don't forget the late charges and the returned check charge. --208.94.xxx.xxx

Here is a clause in my lease. I don't ever let things get to the third occurrence. That is there mainly to let the tenant know I am very serious about this.

A check that is returned by the bank for any reason is deemed non-payment of rent and for the first occurrence an additional $30.00 charge is owed, collectible in the same manner as rent. For the second occurrence an additional $60.00 charge is owed, and for the third occurrence an additional $100.00 is owed, collectible in the same manner as rent. Checks returned by a bank also may cause rent to be paid late, in which case late charges also will apply. Owner may at her option require a money order or certified funds in lieu of personal checks or cash. --64.12.xxx.xxx

i just send a note the first time after calling.your check just bounced.please replace it with a money order.mistakes happen.if they are 4 days late the pay or quit goes out. --208.58.x.xx

I send a pay or quit along with a bill for the bad check fee. The tenant is then placed on certified funds only for 6 months. --192.234.xxx.xxx
