State Specific Question About: WISCONSIN (WI)

I had a situation the other day and no one seems to know the answer.

I went to an apartment on a call where the people were not getting along. The tenants that are on the lease told a friend he could stay with them until he got a job. The friend had not given them any rent or supported them in any way. He started to question the way they lived because it was so dirty. They became upset with him and told him it was time to go. He told them he was not leaving and an argument ensued so we responded there. I told him to solve the problem he should leave because he was not on the lease and the landlord is not aware he even lives there. He stated but I get mail here and have been staying here for 2 months and gets his mail there. There was no verbal agreement between the parties they just said he could stay there until he got a job which he never did. He decided to leave on a voluntary basis to keep the peace. He packed up his stuff which fit into a trunk of a car and left.

Questions

1) Could I force him to leave?

2) Does he need to be evicted if so by who?

3) What do you do to solve the problem legally without having to arrest someone?

4) I guess basically what is my legal authority? --71.98.xx.xx

Mmh, as a LL I would evict "et al" once my 3 Days' notice to cure was up.

As the renter of this apartment, I would try to get the Cops to throw this person out. But there might be a nasty surprise.

When I was fully rented, I helped a desperate applicant by letting him rent a room in my cabin. That guy wrecked a Toyota truck when he took it 500 yards to get something from Mc Donald's. 29 Palms is a small and sleepy desert town and there were several lanes and very little traffic. Enough said.

So this guy steals another car of mine and I see him driving it in town!

Turns out, since he was in my house, him grabbign the keys and driving off was NOT GTA.

If it does not bother you about the extra baggage, let the legal tenant and visitor work it out between themselves.

Evict them all. Maybe it will put pressure on the legal tenant to get rid of the trash a.s.a.p.

in your rental agreement state no overnight visitors allowed without landlord prior written agreement and no overnight visits of longer than 3 days.have them initial the page its on before they move in showing they read it.and explain it verbally to them. --208.58.x.xx

WOW you expect US to know? Don't you all have some sort of degree or training?

In IL a LL can send a 10 "cure or quit" to the tenant. If the tenant is causing trouble, Iwould assume you could arrest him.

Also in IL, if written into the lease, a visitor can be legally barred from the premises, either inside or out (trespassing).

What happens and what we would like to see happen are two different things usually. We need more support from Law enforcement and Judges to even out the playing field.

Apply a rental car in place of a apartment/SFH. and I think you will understand the correct path.

Some of us Landlords have gotten so fed up with the laws of our state regarding squatters which in my mind is the correct term. That we gathered some of our BIGGEST meanest Harley riding friends to move IN with the squatter tenants. The look on their faces is priceless.

Buttt buttt you can't do that! Oh really?

I sure can.I own this dwelling.

They have a rental agreement with me.

I gave them the keys to the unit and to the mailbox.

It's their mailbox. You are committing mail fraud.

And Mail tampering.

The State of WI allow squatters in the National Forests ? I doubt it.
