State Specific Question About: WISCONSIN (WI)

Renter asked to start moving things in when deposit was received on 4/21/08. Signed a 1 year lease from 05/01/08 to 04/30/09. Lease states that rent is to be paid before the 1st day of the month that rent is due. Well today is the 30th of April and I have no rent!! On top of that just found out that a former landlord is looking for her. (skipped out on him) I live in a small community and he tracked me down for her new address.

I screwed up on this one. How do I get back out or get her to pay? --74.213.xxx.xxx

Well, you need to find out why she skipped out first. Does he look dangerous? Did he make her life miserable and not heat the place or something? Ask her before you give him any info. He could be a perv. Then you have a conversation with her and find out what her situation is. I guess you did not check her credit first. You need to explain that you will immediately take her to court and she will be on the street if she does not pay the rent on time. That's all you can do. I signed a lease with someone and then she informed me she was parking a cabin cruiser in the drive in winter to save money from boat storage. I wanted to grab the lease out of her hand and tear it up. She never brought it because the guy downstairs back then, an unprincipled Neanderthal, told her he didn't want to look out his window at a boat and he would damage it and there would be nothing she could do. It happens so you have to deal with it like the Neanderthal guy. He really was too! He had several throwback physical characteristics. My dad had rented to him. --76.99.xxx.xx

next time, collect first months rent AND deposit(with cash or money order) and have the lease signed and the walk through, utility check BEFORE you hand over keys! even if they want to move in early. ive had a friend who didn't this and they paid them with a check(a week after they moved in). check was no good. and guess what? friend had to pay more money to get them evicted. took about 2 months. so they lived in the place for free about 2 months!! --70.144.xxx.xxx

to answer your question,i would definately try and contact her first to see what is going on. maybe she thinks that the first is when she is supposed to pay. if you cannot get into contact with her, follow your state's eviction process. --70.144.xxx.xxx

I have done a credit, backround and utiltiy check. Security deposit was paid and cleared the bank. Credit was okay, no red flags. Her and her husband just split. I have had much worse than her.

I will find out if it was where her and her spouse were living. If both took off?
