2. How much personal items are in the property? If most is gone, they probably are gone. Photograph everything left behind

Abandonment is SO state specific that you really need someone experienced from TN to reply -- or you need to check your laws yourself.
Here in Michigam, for abandonment, the person has to be behind on the rent to start with. Then we can go in if it seems otherwise reasonable to assume that they are gone. So, not too bad -- provided that they are behind in rent. But, again, this is very state-specific.
