In Minnesota are you allowed to deny showing a property or renting to a tenant on the basis that they are section 8 if you have never listed your property with the housing administration and have never had an inspection? --67.190.xxx.x |

I am unaware of any state law requiring you to take section 8. There may be local ordinances, like in the People's Republic of Minneapolis, that may be in effect.
I don't do year leases, only MTM, so it's not that the tenant doesn't qualify for the apartment, it's that the apartment doesn't qualify for Section 8. At least that's been my story so far.
The day I'm required to take section 8 is the day I sell all the residential props and either buy more storage rentals, or farmland. --71.48.xxx.xxx |

Sort of. Because you've never had an S8 inspection, simply state that your property has not been approved by S8. Simple.

u better find out if its legal to refuse to rent to s8 in your state.we have "source of income laws "in mass and a guy was fined 50,000 and 30,000 in legal costs for refusing to rent to s8.usually if u do mtm u are not forced to rent to them."we do not discriminate but they wont accept us bcs we only do mtm" as steven says.good luck. --208.58.x.xx |

I tell them that I dont want to do all the paperwork and inspections and the extra month's loss of rent due to Sect 8
I dont tell the applicant that they dont ualify. They can fill out the application but I dont take Sect 8 on some properties --24.207.xxx.xxx |

I just took a seminar last Saturday and this was covered.
In Minnesota, you are not required in any way to accept a tenant because they have Sec. 8 or any other voucher, either State or Federal.
Just tell them that you don’t participate and that’s the end of it.
Even if you do accept sec. 8, they must still pass your screening. Sec 8 does not screen.
