Okay, Landlords this one is a new for me. I have two vacancies, planning to fill one, keep one open for me as a model unit so I can keep marketing for sale to an owner occupied hopefully. Application received, and approved. Had a second meeting and stated to send deposit. Has not sent. Another applicant is applying, and wants to send deposit. Should I just go with application #2? My concern is if they don't have the deposit to pay now how can they afford the move in cost and monthly rent. --50.187.xxx.xx |

What the others are saying... I keep mine "open and available" until either someone pays a hold fee or pays the entire amount and moves in (obviously they would have to be approved though).
If #2 applies and GETS APPROVED and sends in the deposit, etc then yeah... go with #2. If #1 ends up sending the deposit in first then they get it.
I always tell my prospects (when they ask "is it first come, first served") No... it's first applicant that gets approved. If there are two ... THEN it can become "first come first served" because then it's "show me the money time". --47.231.xx.xxx |

I recommend you keep #1 app on file for the next three years. I typically paperclip notes on it saying app filled out but no holding deposit.
The system I use for screening, requires the applicate to pay for screening fee, so this happens routinely. I prefer it when they screen themselves out --174.131.xxx.xxx |

Can't be rented with no funds changing hands.
I have given people until the beginning of the next business day, but only if it was late and all the banks were closed.
I accept personal checks, but only when I am standing at the property getting ready to hand over the keys.
Too many people can be looking at multiple places and tie them all up while trying to decide. In that time frame you could lose out on #2 and have to put the place back on the market. --47.227.xx.xxx |

I have never had a check bounce on first pay. I do not accept checks after that because I have had them bounce.
I feel that once I have vetted them I need to give a little bit of trust to them. If I can't trust them to not bounce a rent check I sure don't want them to have control of my property.
But as I have said before, I prefer that they deposit the funds in my CU at the lease signing. Sometimes that is not possible to track because of the time. I have had people pay me cash and I have had people show me the cash and I in turn have them take it to the CU. They can use the night drop box. Lets me know they are willing to do what needs done and that they know where to go and what to put on the envelope.
If I have a tragic error in judgement and they end up being bad from the start I guess it is wallet training for me. Maybe I have been lucky of late, but the people I have been putting in my places all seem to be good to go. --47.227.xx.xxx |
