I got a phone call that really set me off. The closing company called me on a property that is set to close in about two weeks. I am selling because I can no longer depreciate the thing.
The closing company said, when you bought the place back in 1999, the previous owner's first and second were not satisfied. They asked me for a copy of the Title policy and if I had any paperwork to include who the original settlement company was.
I did dig up that file after all these years - 27 now. The settlement company I used is no longer in business. The deed was a general warranty. I did buy insurance from TA title back then but they have been bought up by First America Title. The company that had the first and second has been bought out by Bank of America. The two previous owners have both passed. My saving Grace, I still had my paper HUD-1.
That piece of paper is saving me five figures

A great piece of advice. One good file cabinet is all it takes. Given the time and a helper, it might be worth it to upload every document to storage and maybe even a thumb drive in a safe deposit box. --75.7.xx.xx |

chances are bank of America if called will send satisfactions,i have bought a few with old mortgages showing where i called the bank and got it no problem. chances are they were paid and back in the day satisfactions were sent to the owner who didnt always file them

We keep all files and paperwork from every house that we own.
Until recently we kept all the paperwork from houses we sold as well. Started being an issue regarding space and the time to sort thru.
I like the idea of digitizing everything. In a world where title companies still do everything with paper will that be accepted? --47.227.xx.xxx |

I have never had to produce my original HUD-1, but there have been several times where, when selling, the title company found something unsatisfactory in the chain of title. In all cases, I've sent them a scanned copy of my title policy and the issue has been resolved with no further action required.
In addition to the paper copies, I would recommend keeping a scanned copy of all purchase documents with offsite backup. Don't allow your documents to be susceptible to a fire or natural disaster. --70.166.xxx.xx |

The HUD-1 showed the loans were paid off, so it is a matter of having the paperwork get caught up so that the title is clear. I am told there is company that clears up these matters for a fee. I can get a name if anyone can use it in the future? --174.131.xxx.xxx |

DJ, maybe because there are so many underhanded people who would actually take a second out on the place they are selling?
The closing I went to last week had a paper saying that I agreed I had not placed a lien or a mortgage on the property since the start of the process.
I said, but I did hock the house for a lot of money. Then I laughed and the buyer laughed and said stop being stupid Dad.
But I could see how easy it would be to go slap a lien on the place the day before closing. --47.227.xx.xxx |

Don, as a former exchange administrator the old adage goes "Email is a communication tool, not a storage device."
That being said, the "free" email services are now completely deleting emails on accounts that havent' been used in several months. No way would I trust email as a storage device.
Do yourself a favor and get a NAS with a backup redundancy, possibly a cloud service. --64.246.xxx.xx |
