Improving the community (by Jason [VA]) Apr 14, 2024 10:40 AM

Just this one Sunday morning, I, single-handedly, have made two different prospects quit smoking, possibly extending their lives and quality of life!

There’s a reason I don’t publish my criteria because when they know the answers to the test, they lie. These two people filled out my questionnaire, got an automated email rejecting them, then filled the form out again with the “right” answers but at least one of them was smart enough to use a different email address the second time.

I’ve found that when people don’t know they’re being pre-screened they’re more likely to be truthful.

Amen. I had one prequal and said they "smoke/vape outside only" Of course no one ever says "yes." They say they smoke/vape outside only.

So I had an agency call me to say "I have a client who would like to rent from you" She didn't know that I this trainwreck client had already filled out my prequal. I referred back and said "sorry they already prequaled and they stated they smoke vape"

Well the caseworker said "the adult daughter stopped smoking/vaping a month ago." I still said "no" and she called me a "unprofessional."

Fast forward to this year. Saw her in eviction court when I was there to observe. She was squatting in another apt of same unit to avoid eviction.

Meanwhile, our county is trying to BRIBE landlords to rent to S8 by offering "low cost loans" to bring buildings up to standards. Unreal.

Suddenly. (Love that word) suddenly like magic!

The ideals of Bolshevik revolution did not change human nature where after the revolution alcoholism and the worlds oldest profession still existed like before along heavy smoking where most adult males do live past sixty. In the end ideals of socialism did not work where most sectors production declined along with wages went down. The reality today if evicted you are out of private sector rental housing market where housing as a last resort is Community (Housing Authority) where no credit check is done where if evicted then for life. Everyone knows most rental housing providers increase equity by renovation where that increases the value of the rental properties as rent is increased as well. If major energy retrofits are done that that house has increased in value. Rental housing providers support local communities where goods and services are bought there not the third world.

I ask this question on my pre qual as well and you know some lie because (if they get to the appointment part) they show up and all you can smell is cigarette smoke (ick).

I have had a few come right out and say "yes" and when I state they cannot smoke inside the building at any time or it will be considered a breach they either say "ok, no problem" or they FREAK OUT. Literally... I've had a few come right out and curse me out because I shouldn't be telling them what they can an cannot do inside their own home. My typical response is "great... good for you. I suggest that you find a place that either will allow you to smoke inside OR purchase your own home and then you can certainly do whatever you want to do inside".

LOL! Yeah, I love those.

I've also had some whose income miraculously doubled in 2 minutes : o

I ask a multiple choice question regarding smoking: no, inside, or outside only.

I don't allow ANY. Yes, it's a trick question.

One person emailed me back after being rejected and complained with capital letters and exclamation points that it's not fair to punish them for telling the truth.

Funny thing is, the only email they had was the one in the ad, so all they got as a reply was another automated opportunity to complete the pr-qual questionnaire.

I admit, that one made me laugh!

BTW, Jason & other VA landlords:

At a recent VRLTA update, I learned there is a group in Richmond trying very hard to get legislation to require us to disclose in advertising what our qualification criteria are.

And some other disturbing things

They gave away all of their ESA's as well.

Improving the community (by Mapleaf18 [NY]) Apr 14, 2024 6:03 PM

DJ I believe that will try to do that federally AND they will mandate that you give a reason in writing for denial. So no ghosting which I prefer. Stupid bc if you go for a job, they never tell you that they went with another candidate nor the reason.

Improving the community (by zero [IN]) Apr 14, 2024 6:46 PM

My application asks if they smoke and states that some places are smoke free.

Those places that aren't are only because the tenants grandfathered in before we changed policy.

I still got a couple who admitted to smoking. At least one stated he only smoked outside. They never realize that as soon as you open the door the smoke usually gets pulled in anyhow.

I smoked for years. I won't stand on a soap box and say to all that they must stop. It was tough for me and took an injury to finally get me to stop.

Just tired of all the extra work involved when a smoker leaves. --107.147.xx.xx

We have pre-set rejection emails telling them why. Since most of mine are rejected for income, they sometimes fill out the form again claiming more income of exactly the right amount. Or they offer a co-signer (we don't take them) or they say they have always paid their rent and I'm wrong for not taking the best tenant ever.

Sometimes we reject for our pet policies, which require neutered or spayed animals. The usual response on that is "Our vet said not to neuter them until they are X years old" which means they are violating another policy that says "No animals too YOUNG to be neutered." OR the animal suddenly has an appointment NEXT WEEK - convenient.

I used to smoke too. Quit 35 years ago. But even if I still smoked, I would not at all feel bad rejecting someone for smoking. My property, my rules. Fewer people smoke these days, I'm doing it for the NEXT tenant.

Impressive! that your simple form takes the place of a 12 step program in just moments! Without even talking to them!

Counselors not needed.

The American Lung Society should hiring you today.

I am always amazed at how well people can go over the talking points, if they know them in advance.
