As a supporter of the troops who keep our United States as safe as we are, I encourage a -Breath Easy- environment for all my tenants, so I follow the 2009 program banning smoking in rental housing, I realize some owners have opened for business without researching and understanding the rules, that is why this bulletin board is so well attended with the folks who help others and thankfully Mr Taylor keeps this great service going for everyone to visit and share experience and helpful hints. I suggest cancelling since you rurn your place into a -no smoking- building, including common areas, tenants who adhere to basic rules will treat your property better than those who toss cig butts where they are and go along careless. I suggest visiting a couple landlord groups nearby to learn more about the housing business and how to enforce the rules reducing the time you spend babysitting adults. --184.59.xxx.xx |

In Ohio the lease must spell the rules, lawn parking and many other ideas are allowed - like the wild west stories. If you want to have re-rentable places here you have to follow the lease and the law. --184.59.xxx.xx |

Mark, if this were mine, I'd consider giving them at least 1 full rental period's notice of my intention to terminate their existing rental agreement. Then I would offer them a new rental agreement with any change in terms that you'd like including no smoking or a rent increase. Even though smokers are not a protected class, I would do a similar thing to the other 3 units to lessen the chance of this becoming a bigger issue. --96.233.xxx.xx |

I don't do MTM, only yearly so I would simply send them a POLICY STATEMENT.
