Anyway, had occasion to look someone up today on the court sites. This woman has had landlord complaints filed against her 28 times since 2005. Several, due to same landlord and timing, would be for the same place so I assume she gets caught up.
Anyway, I see on here quite often how folks want to 'counsel' tenants that an eviction will preclude them from finding future housing.
These landlords for this woman are well known, several large property management companies, and several complexes.
my point is that every area is different. House she currently resides in is in a nice suburban blue collar neighborhood ... I'd say B housing.

Here government funded tenancy advocate groups tell tenants how to play the no rent game which is never ending story for those who pass the keys through the gates of hell. Unfortunately as rent control, high taxes along with completely hostile landlord and tenant dispute process a lot of the secondary rental housing has been sold houses, townhouses and condominiums. Vacancy rates are non existent or one per cent where no one goes near anyone with a credit score less the seven hundreds. Some are holed up at relatives or friends place where they are going to holed up forever as no one is going to go near. Unpaid utilities is a immediately disqualified as that goes hand in hand with rent. If governments sat down then look at the amount income tax lost along with economic hardship they should defund those reactionary groups once and for all. If the reactionaries believe in reverse equity then use that to fund where the houses they own on the line. What has happened when they defunded police crime suddenly went up where now people are starting to thing the reason there is police force. I'm surprised that at least in my area that some of the "big" complexes seem to accept applicants that would never even get by my initial screening. For some reason they don't seem to be bothered that many of these applicants have been evicted several times. I can see why they might be willing to accept marginal applicants if it's easy to evict them. However that's definitely not the case in MA. --71.184.xxx.xx |

We have a couple of "lower rent" management companies that seem to do a merry-go-round with evicted tenants. They will evict a tenant for non-payment, re-rent to them again and end up in court with another eviction. I started looking on the facebook sites where folks are looking for rentals. Lots of other tenants (or potential tenants) dole out advice. It seems many the bigger ones here will rent to you if you have current, sufficient income. Past doesn't matter.
Perhaps in a state like so many I read about on here where 'excuses' come into play they couldn't do this. Here, rent is either paid or it's not and you can have them out in 30ish days.
that said, I recently removed a pain in my tush tenant and they told me they were having trouble finding a place (I know they didn't want to go a step down from my place) due to the eviction filed. Don't know if that was the real reason or if it was perhaps the fines they needed to pay on or the work issues they were having... probably a combination. --72.70.xxx.xx |

I don't see that much here, but I own a few properties in a neighboring state and I have had applicants where a current or former landlord had filed on them multiple times during a year, sometimes several months in a row. There the cost to file is very low and can be done in small claims without an attorney. Here the cost to file is higher and an entity is required to use an attorney. Nicole, you are playing fast and loose with the legal terminology. A filing in LT court is not an "eviction." It's not even a judgment. You file, and if the matter is not resolved before trial AND you win in court, you get a judgement. That judgement may be for money, possession, or both. If you got possession AND the tenant does not leave, then you get the sheriff to evict him.

It just won't be me. Late rent gives me stress and I want tenants who pay the rent on time without being chased for it.
The few bad tenants I have had never give me as a rental reference. So they are either renting where prior landlord isn't checked, or else they have a friend lying for them and the new landlord doesn't check to see that they are speaking to the real landlord.
I get the occasional call about my really good tenants and I am happy to give them a glowing reference. But I never hear anything about the bad ones. --76.178.xxx.xxx |

No matter how you want to phrase it, when a landlord (call me a housing provider, I don't care, everyone knows) files that complaint, they are filing for an eviction. My state is considering sealing eviction records. This would prevent landlords from searching for past evictions. I am guessing that this will also block credit reporting agencies from finding evictions as well.

I see on the court database here that a lot of tenants have filings from the same LL over and over again. Not unusual to see 3-4 a year between the same parties. I think the LLs are staying ahead of the late payers by filing as soon as they can . It might be easier to keep them there than physically evict them. If someone gets behind with a previous LL, I would rent to them if they get caught up. The LT filing maybe because the GF/BF broke up and not both are living there....so if someone gets caught up that means they are trainable.
However if I need to repeatedly file to get you to pay, they missed my training session on paying rent on time. They need to rent off of someone else.

Good applicants are fewer lately, but we’re not taking baddies, we’re spending our efforts by making the homes nicer (attractive) and doing more marketing.

Something I didn't mention is that she has approximately 50 'community' cats. I know she trapped and removed quite a few of them the past week or two....can't imagine she took all of them.
