Since I’ve started requiring a digital upload of applicants’ previous six month’s worth of rental payment history (copies of cleared checks, screenshots of payments, etc), this is what I’ve received:
One couple who provided pictures of checks while they were still in the checkbook (later found out they were living with mommy and daddy)
One family that provided a handful of crudely made “cash” receipts (they were bogus, later found out they were living with mommy and daddy)
One family that paid their rent online. Sent screenshots of the payments: out of six months, they were late 4 times.
Another family that paid rent online: out of six months, they paid late three times....one was 20 days late
Then let’s not mention the applicants that pay the fee ($45/adult) and don’t turn in the app because they know the jig is up.
I’ve also received proof of rent being consistently paid a week early.

I guess that I am really running them off because I am asking for 12 months proof of paid rent.
Most people do not even fill out the prescreen form and for the ones that do, they do not fill it out correctly and at least half, halve less then 600 credit score. Most, yet again, have several pets and about half of those claim ESA. I had one applicant who said they had 2 cats and 1 dog and they were all support animals. Yeah, okay, NEXT.

I am requiring the same. I did have an interesting one. An applicant who insisted that she paid her rent on time but said the landlord doesn’t cash it on time, sometimes waits over a month to cash it. I though “ Yeah right” and didn’t expect to hear from them again. The applicant sent proof that it was true. They were paying from the same bank bill pay service that several of my other tenants use. Applicant had proof ( from the bank ) that the checks were sent out BY THE BANK on time, but not cashed for weeks or even even over a month later. --68.191.xx.xx |

6x: if you’re asking for proof of rent payment on your questionnaire, you’re messing up. I don’t make them show me that until they’ve already paid the application fee. They don’t even get to see the app until the fee is paid.
T: if they said they live with mommy and daddy, they wouldn’t have gotten a showing. My requirements are tight: minimum 3 years favorable contiguous landlord references. None can be from family or friends. My places aren’t catered to students or student aged. --172.58.xxx.xx |

Jason, are you getting their SSN'S manually? As far as I'm aware you can't capture that on a Google form. I've been sending them to a service I use to complete the applications and they pay the service directly. With as few applications as I'm actually getting, I could almost run the credit reports myself as I have another service that I use for manual retrieval. I like the particular service I use however because they can upload all documents on the services' site. I can set that up myself but I really don't want to go through the bother. --172.58.xxx.xx |

I don't send them the application until I've received the application fee. If it's too much work for them to submit, I don't really want them because changing the air filter or mowing the grass would likely be too much work for them as well.
It's pretty easy for them though. Just snap a few pictures or screenshots and they're done.
By the time they get the application, they're usually about $90 in ($45/adult), so they're willing to jump through my hoops. And if they aren't, then I'm not sad to see them go.
GKARL, I use smartmove for my screening, so after the applicants have passed all of my preliminary checks, I send them off to that site where THEY can enter their SSN there. I only spend the money on those who I can't yet find a reason to reject for. --73.177.xxx.xx |

Jason, it sounds like you're basically charging them for a pre-screening and not running credit until they get past that. If you deny them you pocket the app fee and if they get past that, you pay Smartmove.
I have my pre-screen set up as a google form. I can easily turn that into an actual application. Don't know if it's worth in for me to collect the app fee directly unless I let more people come and still charge them even though I know I might deny them. But doing it the way you're doing it, they just screen themselves out after knowing they can't produce the rent backup. This is certainly a way to make them pay for wasting my time. That's the thing that's most frustrating about this; the uncompensated waste of time. I guessing if you hit a ratio of 10 apps for every one you send through Smartmove, you certainly have incentive to look for reasons to deny them...LOL.

GKARL, I pre-screen with an automated Google form. If they don't pass my pre-screening, they get an automated rejection email the second they hit "submit".

I even have the program configured so that if they indicate they're paying $0 rent or if they mention they're living with family, it will send them the following:
"For this property, we require a minimum of three year's worth of contiguous favorable landlord references. These references can not be from family or friends.
If you meet this requirement, please let us know your availability for a showing. "
(assuming they aren't auto DQ'ed for anything else). So I give them every opportunity to be rejected before even seeing the house. --172.56.x.xxx |

I don't use add-ons. To me, they're security vulnerabilities. By using a google add-on, you're essentially giving somebody the ability to pull all of the data you have associated with your google account. Pictures, emails, drive files, emails. . .Everything. I wouldn't have believed it until I learned how to write Google apps scripting and saw it for myself. It's pretty powerful.

6x it might take a while for folks in your area to get used to being asked to fill out a form. That was my experience and I might have missed some quality people. On my current listing I can see on fb that I'm not missing out. They all get the prescreen link anyway.
I don't base my prescreen on credit score, I save that for the app. I want them to meet the minimum monthly criteria (3x net income for me) and like Jason rental history is a must. Also on your listing you don't have to say 12 months proof required just say proof required, that might be more inviting.
Jason, I just showed apt to guy that pre-screened well. I said if they had proof of paying rent to apply. Well the jig was up then. --172.58.xx.xxx |

And the latest: a family of three adults. Son is in the army and he uploaded a copy of his pay stub....only it was from June of 2020. They got auto dq’d for it. They tried to correct their “mistake” by sending me his current paycheck....showing he’s made $1200 year to date. That’s $1,200. Not $12,000. They lied about their monthly income on my pre-screen form and now they’re out $135. --172.56.x.xxx |
