Special or broad form? (by Small potatoes [NY]) Jul 3, 2020 4:40 PM
Message:

My insurance renews soon, and agent just wrote to tell me that the insurance Co would offer me special form insurance, sounding like I got the lottery. Mentioned something about its good it I have flat roofs (some yes) and they would want to also know what type of plumbing buildings have. Most are updated to pex.

What's the upside to me? More named storm coverage, broader liability,??

Is this just their way to drum up funds to pad their bottom line, or his commission? --67.83.xxx.xx

What do you think?

They've got people sitting around all day figuring ways to avoid paying and to be increase the bottom line.

My many insurance carriers send me their printed details outlining the Types of Property Details and percentages. They do this every 1 to 3 years. For example:

Exterior: 80% Stucco with 20% wooden lath.

Flooring: 60% hardwood, 20% Tile and 20% Vinyl.

It is important to be accurate for the "replacement costs".

I have been cancelled by major carriers because they thought my "older" apartment properties had Old Roofs, Out dated Electrical and Old Galvanized Pipes. I had to remind them that I'm a Licensed Contractor (Roofer), Plumber and Electrician -- That everything was changed, upgraded with permits...

Then they re-instate my policy with the changes.... --47.155.xx.xxx
