I’m getting mixed feelings on this one. Some LLs are saying that Section 8 is better right now because the money hasn’t stopped with the eviction moratoriums- the tenants are not the ones paying it so they can’t stop paying. But I thought the moratorium was on federally funded rent or those out of work because of Covid. I haven’t had a Sec8 in a while but I do remember that most of the rent comes from the government. I don’t want to cause an argument about accepting Sec8. I don’t have to like something to let it pay my mortgages. I don’t like a lot of my tenants either but they are building my retirement. I don’t seek out Sec 8 but I am not opposed to it. If they pass my ridiculous screening, then they pass.

Since learning of -petscreening.com- right here I have declined every animal thought to be a free ride animnal and learned the owner is responsible for cleaning up dog logs as well as pay damages in next rent cycle, few sec8 testers or tenants have made it beyond that. --76.188.xxx.xxx

Ive never denied S8 just haven't approved it.

Most of the time, the S8 applicants don't pass my screening. The fun part is when the call the S8 office to have them contact me, and they haven't even filled out my application to apply!

S8 requires that the resident pays 30% of their income for housing. So, that can be a little or a lot. Still need to be careful. --67.43.xxx.xxx

I think there is a little more to it then the so called guaranteed rent(with fine print,might I add). The tenant is still responsible for 30% and could choose not to pay and then you have to go through a whole mess with section 8 to clear it up while not receiving any rent, if I understand correctly? I would say most would not pass the screening, just guessing.

The government is handing out all kinds of money to all kinds of irresponsible people who do not plan ahead and who will never change there ways. they tell the country that it is to help with housing but then turn right around and tell tenants that they do not have to pay rent and then tell both the tenants and LL's that they can not evict and now may not even be able to ever collect.

I will never figure out why people are not held responsible and why bankruptcy is even allowed to exist. --73.120.xx.xxx

I my experiance the LL success is more about the housing agency .... having worked with 1/2 dozen different ones, some are nightmares. Others are realistic and recognize we don't need to provide 5-star living.

When I checked my accounts earlier today all of my S8 agencies that pay on the 1st or 2nd had paid. I'm confident that the ones that pay on the 3rd, will pay tomorrow. Some of my S8 tenants who have been laid off, immediately contacted their PHA & had their already small portion of the rent reduced. I'm personally not opposed to accepting S8 applicant provided I've had positive experiences with their PHA. --71.174.xxx.xx

Remember, it isn’t that the resident pays 30% of the rent. The resident pays only 39% of their income toward housing, which includes rent and expected utilities.

In general, though, S8 won’t pay the real market rate for rent in my area. We still have a bunch of falling down shacks bring down the rents. They are slowly being torn down, but it takes time. --67.43.xxx.xxx

A few years ago when the government shut down, this site was filled with "see ... nothing is guaranteed." Now, lots and lots lost their garnishable jobs but Sec 8 kept on coming.

In other words, nothing is a sure thing. I wouldn't base a great percentage of my decision to rent or not rent based on Sec 8 ... part of the equation yes but nothing to tip the scale either way. --72.70.xxx.xxx

Government will probably reliably pay their portion of the rent, but almost always the government is not paying 100% of it.

But the problem remains, it isn't going to change the behavior of Section 8 tenants and now, if they are really bad, you can't evict them for bad behavior that is not rent payment related, where before, you might be able to get them out.

In a very few years (if not months) the government will be struggling again with this huge debt that's been created. During that process conflict always happens between parties. The tools each side has used in recent past to force conformance from the other side is to close down the government, or more specifically some of non-essential parts of the government. This includes housing voucher programs. So, my concern wouldn't be so much the next few months which may offer some benefits, but the bigger picture of the coming years which likely will be worse. --50.26.xx.xxx

I have had various Section 8 tenant for decades, since the 90s when I first got into the rental business.

They saved me when I had several tenants move out at all once here and there, when buying a home was favorable or when jobs dwindled down around here, etc.

With Covid, several of my tenants were either on Section 8, or regular social security or both. I only had two tenants out of 14 that I was unsure of. One always calls me when he gets cut hours or needs a few more days but has always kept his word. The other one was hit and miss. Got the $600 unemployment over and above what she should have gotten, for a few weeks and never saved any back. She gets caught up here and there but now less reliable. She finally got June paid except $50 of it but owes July. Stupid governor says we couldn't evict until this month or next (have to check to see if he extended it yet). At least I only have one right now. Section 8 really helped me through this as well. I have some long time tenants. The 18 yr one basically paid off my 6 unit for me. My 15 yr tenant basically paid off my 6 unit. I had a 13 yr tenant finally move out last year as he was a veteran and without a driver's license. He wanted to move to the big city to have Veterans hospital and doctors closer not to mention city bus, etc to get around. Another long time tenant moved out a few months ago. She lost her mother and her boyfriend bought that childhood home for her. She was with me well over 10 years. Another one has been there for probably 12 years.
