Hello again - I cruised the prior posts before posting, so I apologize if this was already asked/answered.

When I am showing the unit to prospective tenants, am I required to have them sign a Cov19 release (whatever that means), and take their temperature?

My tenant gave notice on July 1 that she is leaving July 31 - and now is putting up any and all barriers to let me get a new tenant. But is she right about the form and temperature?

I already told people coming on Saturday that they must wear a mask, and I have booties for their feet. I spread the appointments out by 30 minutes to no overlap.

I have few vacancies coming up end of July but I am not going to show physically at all. Tenants will send me videos and pictures of the home. For very serious leads, after passing pre-screening, I will arrange video conferencing directly with current tenants if needed. After tenants move out I will show homes vacant on lock box. All applications, lease signing, payment, move in will be done online. not planning to meet any one in person.

I think the precautions you have put in place are very reasonable.Also, everyone should walk through without touching things.

But, your tenant is uncooperative. If you insist on showings, I'm afraid they will bad-mouth you and chase away applicants. So, you may need to wait, unfortunately.

But, maybe - did you ask them what their greatest concern is, and give assurances that you have already implemented steps to keep them safe? Perhaps offer them financial incentive to cooperate? These steps would have had the best chance to be effective before advertising and scheduling showings.

For your next tenant, try to screen well for people who are cooperative and reasonable. --68.10.xxx.xxx

@DJ - she changes her 'concerns' in every response. First - the time was too early for 10 a.m. on Saturday, but 10.30 is ok. Then, I said I have appointments for Saturday at half hour increments (so no overlap of people) - no, too much, you can have everyone come at 10.30. I said NO, I am spreading them out for a reason - masks/booties/cleaning door knobs in between. Still not good enough - everyone has to have temperature taken and sign a Covid19 form and use hand sanitizer. Also, she says Saturday is a Holiday, and she was planning on packing on Saturday.

Why would you comply with guidelines and willingly become the governments enforcement arm for Covid guidance when that same exact government is ACTIVELY working to prevent you from evicting these same tenants for 12 months should they suffer loss due to Covid. Am I the only one left who still wants to meet prospects in person before renting to them?

I am still working on my rental but I plan to wear a mask and gloves and provide hand sanitizer for their use but still do in person showings. I'm not that comfortable renting to people sight unseen. --72.188.xxx.xxx

J, I am in agreement with you. There is no substitute for a face to face. There is a lot of unspoken body language that has to be deciphered. I will wear a mask, booties, gloves, and wipe down between showings. --71.184.xxx.xxx

I don't have any vacancies now, but I would never rent one of my units with out a face to face. I would put on my mask and or maintain distance - no big deal.

Body language - how they respond to questions - how they dress - or they clean and neat - is the vehicle clean and neat - did they arrive on time - I ask them about there job - do they have local ties - I ask a lot of questions to determine what type of person I am renting to. --184.20.xxx.xx

Yes Diane and PG, that's what I'm thinking of. The screaming kids running out of control through the house, the requests to do alterations on the property -- phone or even Zoom don't necessarily pick these things up.

What I'm going to try this time is heavier pre-screening. I normally only ask 5 questions but I'm planning to ask 10 or 15 this time to weed out the unqualified and avoid extra showings. --72.188.xxx.xxx

I have 13 pre screen questions that require a simple yes/no or a brief explanation.

Quick copy/paste to the inquiry.

All 13 must be answered - if not I do not respond - eliminates most all of the tire kickers or some one who just wants a walk thru or some one who just pushes the button.

During the face to face I may ask some of the same pre screen questions to see if the prospect is lying.

Years ago I could talk to a prospect for 30 minutes get a references and most all worked out.

Now days so many people believe it's ok to lie to get what they want or think the deserve. So LL screen, screen and screen. --184.20.xxx.xx

Diane,

For those of us who do not want to die from someone, as stranger coughing on us, I feel your pain.

If I were your res I would not let you or any strangers in my home. Period. So you need to work around that. Waiting until they are out is one method. I NEVER want a cranky res to meet and talk to my prospects!

The easiest work around is to screen applications and only show to APPROVED persons. That's what we do. 1, maybe 2 applicants walk thru the vacant home with a lockbox code.

Face to face: I used to brag about "reading people" and "checking their clothes and cars" then finally realized the biggest scammers had read all the articles about "Leave the kids at home" and "Borrow your granny's clean car" and "Dress/speak politely" and lied lied lied.

Don't bother trying to screen face to face. START with the written application, paystubs, court records...you will save HOURS of your life AND keep your sanity.

I also see LLs talking too much and talking the prospect into taking the home.

I would take 5 apps only to get home, start screening, and find they were ALL instant duds. WASTED my time and my safety.

Post a bunch of photos on Zillow and start accepting apps. Encourage them to drive by.

Screen, then ask the ones who pass if they have move in money. Give THAT ONE applicant the lockbox code to your vacant, cleaned, problem free rental.

Freshen up the curb appeal NOW so it looks good and will attract good applications.

Rearrange your system and you will see better results.
