young gf and bf applied. Rent is $800/month. she works in Army 4k/month and he is police officer in a small city. Living with family "because of military"

She did not give me paystub or bank statement. has to waite to pay move in fund. Credit report show prior apartment collection. NO court case.

I finally understand why they do not have money while they both work. I called the supervise asked how long she worked there, how many hours a week she works there. I was told she works in the army full time temporarily because of the virus. Normally only works there 1 day a month and 2 weeks a year.

I was too naive to suspect anything because she makes good money and work in the Army.

CJ, what do you use for a rental applications? Do you require each person 18 & over to fill it out? How do you check out / verify their info - use a screening agency like the one here / check local court records / do in home visits / call previous LLs / lookup their Facebook accounts / call employers? These are just some of the techniques most LLs use.

What do you use for a rental agreement - your own / a local LL group's / a local realtor's / Brad 20,000's lease or something else?

Do you belong & participate in any local LL groups? Do you network with any local LLs? Do you have any local friends who also are LLs? If not all of these would be very helpful to you.

Do you have any written procedures for checking out applicants / written acceptance requirements / written move in instructions / written procedures for dealing with maintenance issues / copies of your local & state LL / Tenant laws & regulations? I find that having these types of things written down in an easy to find & understand form makes running a LL business much easier.

Is there a book that tells what MO LLs can & can't do? For instance in MA there is a very through book call Property Management for Massachusetts Rental Owners written by H John Fisher that covers almost anything that a LL might encounter running a residential rental business.

Fortunately it sounds like you haven't given them their keys or allowed them to move in. Don't let them have keys or move in until all paperwork has been signed, all monies have been paid in full to you and all utilities have been transferred into their name.

I don't consider you ignorant. Instead I would say that you tend to react rather than act. IMO if you want to be successful in any business you need to plan your work & then work your plan.

Good for her service but if they did not produce the documents you requested by this point, everything going forward will be a stall, including your rent. We've all done it, been deceived. If you can get out of it by returning their money and oa paperwork so be it. If it's too late and your moving forward. I would change terms to month to month and no grace period on rent due date. Upon the next face to face i would explain to them "this is an opportunity and do not disappoint me. My business is set up like clock work. If accounting doesn't received rent on or before the day rent is due notice is posted and the eviction process begins. Borrow from family if you must but paying rent is your first priority, understand?" They may step up, their military training may actually help you. Set the rules clearly goin in. If she is Guard, both might come up. But anyway and regardless, she lied. Guard is generally less than 300 for a weekend and the 2 weeks is a few hundred.. If she is "active", there would have been no reason for her not to show pay stubs. Her regular job has to keep it open for her. She lied and they did not produce documents. CJ, if she is activated until this pandemic is over, that may be a long, long time. ( longer than one landlord even wants to keep his tenants. * wink* ) People DO gain skills upon being ‘activated’ in the Army National Guard, so she may be able to get a good job after this is over. Or not. But, isn’t there a bit of unforeseeable situation with any job situation?

The thing that would have concerned me was that they were living with relatives. To me, that means they probably were asked to leave their last place, and the eviction just hasn’t shown up yet because courts were closed. But, we are in unprecedented times, lots of strange things going on because of the virus .

I accept tenants with one eviction, and I have a conversation with them very similar to what Plenty said. It has gone very well so far. I am a small time landlord, with just a few rentals. But, I know larger landlords in my area who do the same thing, with very good success. --70.92.xxx.xxx

Yes, live and learn. I've certainly made my share of mistakes but try to minimize that going forward. The key is verifying everything and if it doesn't smell right, it's not right. Also, you can't be too desperate to rent in a hurry. Far better to slow down and accept a longer vacancy than have a bad tenant. I agree that with not taking any police or any one involved in law enforcement. One of the things I've learned here that's been extremely useful is setting up a prescreening process. I had 2 prison guards who came to viewed my units recently. Both of them are bossy and very critical about everything in the unit or in the neighborhood.

I had one tenant's mom called to complain about the unit unsafe because her husband who is police officer said so.

I did not know it is general.

I thought retired couple was going to be good tenants, but the wife is the worst complainer and refusing to moveout.

I just took their money and gave the key to them because I do not think they are very bad kids (early 20s). They do not smoke. They do not have pets. I am also tired of showing every week. It is hard to find perfect tenants. I was just surprised army job is one weekend a month.

Sounds like she is Army National Guard, or Army Reserve, otherwise known as weekend warrior. They go through basic training and technical school, then do one weekend per month, plus two weeks a year. They can be called up for national emergencies, and serve in war zones, often before full time active duty are deployed. She has likely been deployed, and depending on how this virus goes....might be awhile.

Diane, I think you missed something. You need to go back and reread this post.

CJ, I am still learning as well and I am not near as experienced as others on here and have also maid mistakes but, I think you may be in for a rough ride. From reading your post and responses, you signed a lease with them before screening them and checking them out. Why?

It sounds like you were in a hurry to get it rented. Totally understandable but this is where mistakes are maid. Probably why you didn't screen first. People will lie like crazy and especially in times like these. Always screen very well FIRST.

I would not sign a lease with anyone and definitely not give them the keys until the utilities are in there name and that is verified before lease signing. Also ALL funds have to be in my hand. It is a good practice to do an in home visit as a part of your screening process. This will help you determine if they smoke, have pets, ect...

I see that you said you do mostly as Steve does but it sounds like from your post that you didn't do any of it until after the lease was already signed, am I right?

I hope it works out for you but if it doesn't just learn from it.

CJ [MO] a quick Google search shows several LL groups in MO. Again I highly recommend that you look into them & join whichever one serves the area where your rentals are located. I realize that currently most LL groups are not having on site meetings but all of them offer some sort of zoom meetings as well as the ability to network with other members. Most LL groups also offer screening services, applications, leases, etc that are geared to your local & state laws & regulations. --71.174.xxx.xx

We all get overwhelmed from time to time and make mistakes. In this case i would just worry and loose sleep until they pay their next month's rent. Then worry less each coming month.
