We have a satellite dish policy like many here say no attachment to building, only on a pole.

We charge tenants $100 to be able to have a dish because we always have our guys meet with dish installer to make sure done properly.

Like you I'm sure, we've had many jack leg installers make a mess.

I don't like to mess with these dishes so I was thinking about not only charging the initial $100 fee but adding a monthly fee of $15-$25

Brad mentioned earlier this month the extra cash flow by being pet friendly adding $35 per pet per month.

I think that would rub people the wrong way. I only allow them to be on poles. When they leave, they leave them. Often the next people will reuse them. If they don’t then the departing tenant must remove them or are charged for having them removed. But then the new tenant agrees to accept responsibility for the removal as needed when they leave. Otherwise they will balk saying it was there when they moved in.

If I can be there for the install I am but don’t charge for it. You just have to make things perfectly clear to them and in writing so they don’t forget what they agreed to. --216.186.xxx.xx

I think you are already over doing it charging 100.00 to let them install a dish TV.

We could not get away with that here. We do require it to be poll mounted. And of course would charge for any damage if not installed up to normal standards.

Do you charge if the want a landline or cable TV installed?

My tenants would look at this the same if I charged a fee to allow electric and water to be turned on. But maybe your market is different.

No satellite dishes. I have written an addendum that follows the allowed restrictions which essentially doesn’t allow for dishes. I allowed pole mounted and the vinyl siding on that building is now warped. No more. --73.17.xx.xxx

Still Learning: Just so you know, that is likely illegal. I know it has been a while and this is probably long forgotten by most, but you actually have to allow a satellite dish. You CAN dictate that the installation doesn't damage your property, of course -- so that allows you to stop roof installs or putting it on your siding, sure. But doing a blanket "no satellite dishes" very likely violates federal law. Just FYI.

For others above, note that the same law also has wording that covers "unreasonable installation or maintenance costs."

My GUESS is that the $100 fee MIGHT be reasonable if you think you can prove in court that that was close to your actual COST of letting them install it. I think you'd have a hard time proving the monthly fee was "reasonable."

John, it also allows other restrictions such as common areas which based on my buildings makes it very difficult to find a place. I am up front that I can not forbid it but I am not a fan and have an addendum that is very restricting due to a new roof, previously damaged siding, and them never being removed. Most prospects say, not a problem. This is disclosed at the showing or when an application is being submitted. They have the option of not choosing my building if it is not a fit. --73.17.xx.xxx

Still Learning: As I said, you are allowed to put restrictions on WHERE and HOW it is installed. You are not allowed to go "No satellite dishes." That's all I was saying. In any case, it sounds like you've done it right -- you need a list of restrictions, not a "I don't allow them" policy. So, no worries.

I do have a question though -- how did a pole install warp your siding? I must be missing something.

John, not sure but the siding was fine and then there was about a 2’ dish on a pole installed within 2’ of the side of the building angled toward the building. It was not removed another was added several feet away with a similar angle. At some point in there the siding was warped. That is the only change between non-warped and warped. Some type of radiation (probably not the right term) or sun reflection maybe? --73.17.xx.xxx

Sounds like heat caused the warping by bouncing off the dish which was too close to the siding. I had the entire side of a house with warped siding caused by a fire at the house next door to it. --216.186.xxx.xx

Yeah, probably just some sun reflection from a poorly position dish.

I guess I wouldn't blame satellite dish stuff for that. I mean, I've had the cable guys do a LOT more damage to buildings running just their cables than I've ever had done with satellite dish installations.

I'm a bit anti-cable in my area. I have no problem with tenants that want Dish Network or DirecTV because it means less money going to Charter/Spectrum -- and I fully support that.

Heck, if they want Dish Network, I get the tenants my referral code and I get an extra $50 out of the deal anyhow! :)

Plenty, It is in my lease that when and/or if the tenant has satellite or cable installed or changed that I have to be present. Not the exact wording but similar. I have never had a problem with it. If I did then I would charge them for damages. If they are good tenants then they will agree and follow through. I have always told my new tenants about this rule when they sign the lease. This last time I actually went over the whole lease with them and made sure that everyone understood and was on the same page. --73.120.xx.xxx

I dunno--as a tenant, I'd feel like I was being nickel-and-dimed.

Fundamentally, you want your property protected. I tell tenants that they are welcome to have a satellite dish installed ON THE GROUND, but if they put holes in my building (either on the walls or roof), it will cost them a minimum of $250 for the repair work. They understand it. It stops the damage.

It is lot easier to have one satellite dish there so when tenants move in and out then they just hook up. There are quad LNB where one satellite dish can operate four receivers. One pole then can mount one or two satellite dishes with quad LNB. --147.194.xxx.xx

Robert: Your info is pretty outdated. Dish Network doesn't use those old Quad LNBs any more -- it wouldn't work to just put one in and have them "hook it up" today. It is all very different equipment now.

Satellite dishes require to be pointed to the south in northern countries. Most satellite companies a installer who sets azimuth and elevation. Once the dish installed as long as trees do not block then can be set. A small over the air antenna can be installed where can receive local channels. --147.194.xxx.xx

Our lease says install on a pole in yard only. What I find really frustrating is when I drive by the property and find a dish on the roof.
