The nice 4/1.5 has sprung another small leak and its time to replace the worn out roof.

Currently has one layer of shingles.

The difference in price between 30yr architectural shingles and metal is right at $1000. This is for a roof over with no tear off.

The home is a B rental in a B area. We anticipate holding this one for several more years.

Do we spring for the metal roof? Or go with the shingles?

How complicated is the roof?

If the roof is just a shape like / , then the metal roof would be good.

If the roof is a complicated shape that would require many cuts, then the shingles are better.

Do you have a particular type of weather to be extra-concerned about? Hail, for example? Or high wind? Shingles seem to be better against hail, although I lost a bunch of shingles all over the place during a series of windstorms from earlier this spring. A metal roof I have looks cosmetically dinged-up from hail, but I never have to worry about physical repairs. --96.46.xxx.xx

If the only difference in price is $1,000, I'd go with the metal roof. Be sure at that price it is the roofing with the interlocking edges, not sheet barn roofing. Because that price difference seems really cheap.

Be aware that the gorgeous bright colors that metal comes in are bad about fading. If you aren't holding for too many years, go ahead and use the bright colors, but if you think you will hold long term, pick a color that still looks good after it fades.

Check about cheaper insurance rates.

However, I have noticed that over the years, dark or black roofs become chalky grey, and when you're at the right angle, you can spot pits and dings where it receives hail damage.

Insurance will not want to replace the roof for such minor things. How long to break even in the difference? If not, I'd consider shingles because I've sold many houses that I thought I'd never sell. Sadly some immediately after a purchase like this. --108.69.xxx.xxx

I personally like metal better. The ones that I know about are:

1)three rib, which has exposed fasteners

2)standing seam, which is crimped and has hidden fasteners

3)5V or AG, which is what you typically would see on a barn

If you want to lesson dings from hail damage then you want a 26 gauge which is commercial grade. I personally would not do a roof over. For one thing if you have a leak then it makes it harder to find and another is you probably have some bad decking that you will not be able to replace if you do not take off the old roofing.

Other things to think about are:

If you resale will you get the difference back?

How old are you? Will you outlive the new roof if it is shingles or will you be buying another one.

I have also heard that after about 10 years the washers on the screws(exposed fastener metal roof)will start leaking and need to be replaced. That being said, I would rather deal with that then shingles.

As far as hail damage goes, shingles get damaged by hail as well. It knocks some rocks off and loosens others that later fall off, which is why you see a lot of rocks in your gutters and down spouts after a hail storm. It may not leak for several years but the damage is there and it exposes the asphalt part of the shingle to the damaging sun.

The most common type of metal roofing used on residential around here is the 3 rib exposed fastener at 29 gauge. I had all of my shingles torn off, replaced any bad decking and went with 26 gauge commercial which is much stronger. --73.120.xx.xxx

Shingles you are renting a roof where in 7 years or less replacing the roof all over again. Since a metal roof was installed at house the house next door went through 3 shingle roofs where now on the third. A simple gable roof is the easiest to install. Commercial grade is a little more expensive where will withstand severe weather. When installing a metal roof use all components from the same manufacture this will ensure reliability. Install ice and snow guards as metal roofs do not hold ice or snow. Metal roofs are lighter then shingle roofs so adding over one layer shingles is not a issue. View some videos on You Tube about metal roofs to be more informed. In the summer the house is lot cooler as metal does not absorb heat. In Germany for example they do not use shingle roofs at all or fiberglass insulation. --147.194.xxx.xx
