Why do prospective tenants do this....? Our ad says NO PETS in caps/bold. Pre-screening questionnaire answer to "do you have any pets" is no. During the phone interview they again say they don't have any pets. View the apartment, love it and then all of a sudden they bring up that they have a cat. "Oh but it doesn't meow, stays inside and is little box trained." NO! NO! and NO! Property owner has to drive 30 minutes for each showing. Thanks for wasting his time. --45.50.xxx.xxx

Years ago I lived in the City and my rentals were 30 miles away in the valley. With traffic it could take be over an hour to get there. So I moved to the valley to be closer to my rental homes but then I purchased apartment buildings in the City. So I couldn't win.

Instead of having a nervous breakdown, I'd schedule two open houses per property during any given week. One time in the morning and another time one evening. Like 10 AM and 6 PM. Not on the same day. If someone was too good to be true, then maybe I'd make an exception for a showing or I'd have another tenant or neighbor show the property (for a fee).

NO more driving like a madman.... They are free to do a drive by and show up at the open house. With competition, I'g get it rented quickly. --47.156.xx.xx

If there are porcelain commercial flooring then pets are less of a issue. With carpet and hardwood flooring can be damaged with pets. Over the phone when asked when they have a dog then why do want to leave when the dog is no problem. Dogs are not suitable for apartment living as noise along dogs do not want to be in confined space. Remember when vacancy rates are low then those with pets do not find many rental units that allow pets or else charge a premium in rent to cover the costs of damages and upgrades to install flooring that is not damaged by pets. Asked over the phone if they want to pay premium in rent to replace all the flooring with porcelain flooring. Usually they want to pay the same for upgrades. --147.194.xxx.xx

Your post proves my point - meeting and talking does no good. It only wastes the LL's time.

Experienced LLs know prospects LIE!

They do this to get a foot in the door and appeal to your sympathies face to face. Deadbeats search out Mom&Pops to scam.

To avoid the situation in your post we have great pics and a walkthru video online - our website and on Zillow.

We take their application and fee and do a rough screening before releasing the lockbox code.

I don't need to be there, they can find the kitchen.

I don't need to meet them becuase

-THEY LIE!

-SEEING them does NOTHING for screening. They will dress nicely, borrow a nice car, speak nicely...because all the online articles tell them to.

I want to run their background and visit their home (the final step on our screening) to SEE and SMELL how they will take care of MY property.

Good prospect shop online BEFORE driving.

The prospects who want to meet you usually want to talk you into breaking your own rules.

Nothing says good screening like a tenant who's collectable. Notice is 7 days to remove pet,boyfriend,girlfriend,cars from yard etc. etc.-- Then evict- do it quickly before property is ruined. A good LL's strategy-- since we all know tenants lie is to get damages.

WHY-- because their whole renting life the LL's let them get away with it or looked the other way.

I agree with everything Brad said & we do our showings much the same way. The only difference in our approach is we don't have as many good videos yet, but we're building up our catalog as vacancies come open.

It's really the only way to avoid this and save your sanity as you grow. Don't know how many units you have, but this ONE unit wasted an hour of your life. Imagine if you had TEN vacancies to fill....

we never let prospects wonder around a property inside. we don't drive 2 or 3 hrs to check out "how they live".

WE NEVER EVER NEVER have just one showing scheduled. Prospects meet us on OUR time.

I am a poor judge of people BUT I STILL NEED TO MEET THEM. When I meet them-- thats when the LL comes out in me. Reminds me of the movie MY COUSIN VINNY when the pool player shows Vinny the roll of money-- Vinne says how do I know those are all 20's-- maybe its a 20 with all ones inside. OPEN IT UP-- FAN IT OUT AND LET ME SEE IT!

for me, this is one of the very reasons NOT to do lock box showings but to meet with them in person. The conversation between them, what they say to you, their aimless chattering all tell more than paper or two minutes in their current residence.

different perspectives to the same issue. It's not a waste of time because this is my job. I go to work every day. This is part of what I do. I am not "chasing another deal" that I don't have several hours a year to show properties - that said, I do open houses. --72.70.xxx.xxx

I have had luck with open houses as Robert stated. In my area about 10 to 15 people will show and it’s easy to screen and watch behaviors, ask questions. I will also leave the door unlocked, so they can take a quick peak and let them know I will be in and out during the day, so we might meet why they are looking. --173.216.xxx.xx

If you don't trust someone to be honest about whether they have pets or not, I dont know why you would trust that person to retrieve the keys to the house and wander around the house alone.

Most of MI's local courts have finally joined the 21st century and have web access to their court records. So before even calling a prospect, I google their name and do a court record search , to check for evictions , collections, misdemeanors.

As myob does, when they do pass court record search and my phone screening, then I schedule them all for the same time, as convenient for me. --144.250.xx.xx
