I advertised a home before it is ready so that I can move in a person ASAP. This is the first time I have done that as I usually wait until it is rent ready. I have an applicant whose time frame matches mine. I'd like to get a holding fee to insure they don't flake off or change their mind.

How much do you normally charge?

I assume you apply it to 1st month's rent if they ultimate move forward.

When do you get them to sign the actual lease and pay SD and 1st month rent?

Any other suggestions?

I take one month rent value and have it convert to part of the deposit when the remaining funds are coming forward and a lease is signed, I always charge double rent value deposit so the amount is 1/3 the movein money needed to take the unit, holding fee is valid for 14 days or 2 weeks whichever comes first. --76.188.xxx.xx

I never show until finished as something could happen and I would have no unit to rent on time. However, I would do either a low ball holding fee, maybe 100 or a refundable higher deposit. I would not try any amount that someone might take me to court for if they had an issue. --173.61.xxx.xx

David, I will use a non refundable hold fee agreement, for 10 days max usually less. The hold fee will convert into the deposit at lease signing. So, hold fee is equal to the deposit. You need to have the names, with an address of your rental and a definitive move in date, and if the proposed named persons do not move in at that date they forfeit the hold fee money. --173.216.xxx.xx
