I am having a building sandblasted and painted, starting tomorrow. My tenants are very cooperative and are giving the workers access to the home for water, bathroom, etc. I expect this will take about a week.
What would you give them for their cooperation, if anything?

Funny how no one has answered your question...instead focusing on what you should NOT do LOL
It's up to you...but one idea is to offer them something that benefits BOTH of you...such as a free upgrade. Change out that noisy ceiling fan, add some insulation to the attic, fix that broken screen, new kitchen cabinet latches so they doors stay shut, new paint on the wood trim in the dining room, add a light to the bedroom closet....

Even if the work being done involved access to the tenant's personal areas, I would spend the $120.00 for an on site port-a-potty. As far as access to water goes, I would expect them to use an outside faucet.
When the work was completed I would give the tenants a gift certificate to a local restaurant as a way of saying thanks for their cooperation. --71.174.xxx.xx |

For a week of inconvenience that is outside, I would give a cooperative tenant a $100 gift card.
I give gift cards to Fred Meyer where they sell groceries, household items, gardening supply, electronics, and gasoline. There will be something there that the family can use.
With gift cards, you must be certain that it is for something the tenant will actually use. Don't give a card to Starbucks if the tenant doesn't drink coffee. --98.146.xxx.xxx |

I’m with the others - workers bring their own drinks and use McToilet (Vee!).
Contractor should provide portapotty if needed. It is HIS job to care for his workers.
Me: online and social media reviews are EVERYTHING now. We MUST play up to our customers to head off bad reviews over trivial complaints. Not sure how much they are inconvenienced by ext painting - noise, parking...
I give out $25 gift cards to Texas Roadhouse (steaks). Gift giving is an art. I used to give WalMart cards thinking like a guy- practical and logical, useful for anyone.
Then I learned (at a seminar) to get more bang for the buck with something they would not buy for themselves, a luxury, something that excites them.
This gives 4 times
-when recieved
-when they tell their friends about their cool deal
-when they eat out.
-when they tell their friends where they went.
I gave out $1500 so far this year. Cheap advertising.

Outside workers don't get to go inside. They bring what they need, including a portable toilet if they are there long enough. If the tenant is around and offers the drinks, that is their business. No way would I put MY tenants on the spot to ask the to do that. Most I would do is let them know the times the workers will be there.
There will probably be some inconvenience to the tenant anyway, so an upgrade would be my choice. (we both win with that) Otherwise a gift card. --108.4.xxx.xx |
